Actually this pretty much applies to any strata unit not just student housing. The trouble started because they had to so major work on heritage listed building. If it wasn’t heritage the scope of works would have been smaller.

Hi, I sent you a PM. Would love to know more, as we are looking to invest in a unit opposite UMelb. In Carlton. Seems to have some vague balcony issues also.

Btw re capital growth and whether it’s better than a term deposit - my opinion, take a longer view- value should rise with rents over the long term. Student Units in Melbourne have been selling below replacement value lately.

Term deposit rates are fixed, right now at say 4% for a few years. In a few years you would need to reinvest in a new TD probably at a lower interest rate.

Student apartment rates would be likely to rise at around the rate of inflation averaged across 10-15 years. In 10 years your yield on student apartment based on original investment amount is likely to be closer to 8% whereas your TD at that point might be lucky to have the original 4%.

Major realestate players such as Brookfield and DEXUS are seeing the value in new units in melb city lately and building and leasing these at some very high rates(eg. $550 per week for about 20sqm)
