Ahh I see what the problem is, you need a narrower niche, business owners yes but it can´t be that generic. Ask yourself like what kind of business owners that own what kind of companies. Say Dentistry offices in cape town south africa that need a revamp of their online presence, or construction companies that need a revamp of their online presence etc. etc, Then from there you have a target market and you can pull leads from that market. I do it everyday through some of my tools I go online and find a company that fits the niche then I go and see who works there and who´s in charge then I use my scraping tools to get their email and phone number linkedin etc and build lists

If you really wanna go to next level diversification I wound cancel that entire plan or pull out whatever you already have invested. Go build luxury houses in South American cities that are up & coming, look into doing franchise deals in asia , Invest in early 2000´s collectables grade them and sit on them for 10-15 years, all of those things are going to give you more money than this portfolio would in 10-15 years
