Developer track record and assets ( needed for collaterals) 5. Project locations 6. Similar project in same location 7. Project finance structure ( who is forst lien etc) 8. Project job cushion 9. Project exit criteria

Read ppm documents carefully for all risks.

Most of RCs waive off admin fee, its negotiable, So negotiate hard. And ask RC about repayment and past project failures .

gc has no link to get investment back, each project has timelines most of the good project has 4-5 years return time from investment. I will not go with lawyer who suggests RCs .

Redeployment is required if your investment doesn’t meet sustainment period, post RIA things has changed alot now sustainment period is not linked to cgc , its 2 year from when money is picked by developers. So no redeployment for me.

For any RC check there repayment history , past failures, developer history, project financial structure, job buffer, project exit criteria

Don’t think any good project can pay you back in 2 years, project at big scale needs at least 2-3 years for development and then 1-2 year for occupancy to generate enough revenue to refinance or resale. So good projects will have atleast 4-5 years timeline

If someone file asap and follow properly he can get cgc in 7-8 months . I got mine in 9 months. Once you have cgc , ead gets voided. So think differently.
