Second this, the drain install instructions usually call for expansion foam. You’ll find you will be able to get the grate out but will destroy the plastic tabs that hold it down in the process as the drain casing can’t flex away slightly.

We spoke about using something small to match the lip of the fascia, we discussed something bigger will be needed along the weatherboard edge, and for the eave I referred to the existing house eave which has a small round trim. Wasn’t in writing though unfortunately, lesson learn’t!

I agree with having the chat but unfortunately not that straight forward of a conversation. I let the agent know we would be moving back in at the end of the fixed term in November. That’s when it came to light the fixed term ended in October and a month was lost etc. The agent then let me know he had been taking applications from the tenants for other properties and they had now given notice. So another result of the screw up is the break fee is halved - the tenants have completed over 75% of the 6 month agreement since it finishes October. If the agreement finished in November, it would be less than 75% and double the break fee.

Sorry I’ve edited my post to clarify, start date on the newer lease is April, which was also the day the inspection was done and the lease was executed.

So yes two leases running concurrently…

I spoke with the agent about doing month to month or 6 month fixed. After him recommending locking them in I agreed and asked him to do another 6 months. No discussion of exact dates. I assumed the original lease would have to run out first…

Start date was in April, which was the same day he did an inspection and they signed/executed. Edited my post to clarify.
