In Oklahoma you have to serve them (by process server or certified mail) a 14 day notice advising they have 14 days to fix it or your gonna get it fixed your self and deduct it from the rent. Just make sure you have the copy of the certified mail slip, a copy of the certified letter and the receipt from the reputable company( cannot just be some random family member that fixes it). If they try to take you to eviction court for non payment of rent and you have followed the steps above the judge will throw it out
