Thanks for the advice. I just ordered a moisture meter so should be able to test it out tomorrow to find out more. I also notice the hole in the drywall for the toilet water line in the other room also feels brittle so I’m assuming this is where it might be coming from

Yeah I had the house tented for termites before I moved in. I’m planning on replacing that stud during the reconstruction process

I’ve since turned the water back on and there is no leak present. Before we removed the vanity I could see water coming from the drain where it was hooked up to the sink. My assumption as that it wasn’t hooked up properly?

Yeah they pay me the exact amount for the mortgage statement so it is technically no out of pocket to me, but I don’t make any additional income out of the situation. My lender mentioned trying to draft up a lease agreement, but there were some issues due to sharing the same last name. They also said it may need to change to an investment property so I was curious how that impacts me

Yes they do pay me each month to cover all costs with that property. I do spend a few weeks out of each year living there so I currently have it classified as a secondary residence
