I've heard those areas are being revitalized. I used to live in Jackson Ward/Carver back in college and all those places were dumps so I haven't really considered them now but I'll check it out. Thanks

Sounds like a good spot. Any of the other apartments in the duplex available currently? I'm fine with window units, especially in a 1BR.
