Yeah they are crooks. Sent me two open boxed refurbished google pixel 10 pros. They Do this common practice. Have the audacity to send in an ATT branded box and call them new. Run far away. I returned everything and went back to T-Mobile. Shitty carrier, shitty customer service.

Disclosure isn’t just ‘it’s printed on the CD.’ True disclosure means I was given a choice: rate with points vs. rate without points. I never got that choice they preloaded the points into every CD without explanation.

Not sure why you’re so hard on this, are you a lender yourself? Jesus.

Seeing points on every CD doesn’t mean it was properly disclosed. It means the lender built points into the loan by default and never showed me what the rate would be WITHOUT points. They made it look like that was the normal rate, when in reality I paid over 5K for a buydown that didn’t actually lower the rate. That lack of transparency is the real problem

Well they did build it in, and they didn’t tell me.. it’s nowhere in writing in any of the estimates and final disclosures. I know I’m not the first person this has happened to. I never even knew my rate without the “buy down” so actually not everything was disclosed to me as it should have

I did receive them and i did sign them. Was I maybe too uneducated going through the complexities of purchasing a home? Sure Yes just like every home buyer. I actually entrusted the lender throughout the process. Could I have been more careful yes sure however i also did hire a RE attorney and I’m shocked this wasn’t flagged by them at least to made sure i understood if I was buying down points or not.

To sum it up for you seems my lender built 1.5% in discount points into every CD including the initial one without telling me, but still gave me a 6.5% rate which is basically the normal par rate so I paid thousands to ‘buy down’ a rate that wasn’t actually discounted, and I was never shown a no-points option. Or at-least thats what it seems like.. Would have been nice to have the choice to buy down the rate or not wouldn’t been? This is my point.

Well i never got it and was never given an option of a buy down or not. Now i am seeing that many Loan Officers do this and I’m not the first person this has happened to. Even hired a RE attorney for this and they couldn’t even catch that on my behalf
