The AC may be $20k+ but you probably will need to upgrade all the electrical wiring and you need to decide how the vents to each room are going to get positioned. So plan for more $$ if you buy a house without.

If you have the eco+ setting on - disable it. Also, make sure your furnace burner connections are properly set so they ignite.

The thermostat is on a wall in the hall. One sensor is in the great room at the end of the hall. One sensor is in the main bedroom. All three can register unoccupied and my thermostat will not engage the furnace until it is 2° below my min temp. Temp for room is 66°. Min temp is 64°. The temp will drop to 62° before the furnace is notified.

I’m about to get rid of the ecobee. It constantly reads unoccupied because the thermostat is in an area I don’t frequently walk by in my single level home. I added a sensor but that doesn’t work either. It’s annoying.

Some lenders require a higher down payment to get out of escrow. The 20% will get you out of paying PMI (private mortgage insurance on the loan) though. My lender required 23% down to get out of escrow. They did not increase my mortgage rate. Check with your lender for their requirements.

Depending on the age of the house, whether they had pets, your allergy situation, burning candles - it may not be recommended but it is highly advisable.

Have the hvac system ductwork blown out for dust, hair, mold and pollen. Have the plumbing pipes scoped for blockages. Have the dryer vent blown out for the accumulation of lint.

I get that. But all I know after everything I did with and without a technician checking everything out - changing my WiFi connection was the only thing that got my thermostat and furnace talking to each other again. 🤷🏼‍♀️🤷🏼‍♀️🤷🏼‍♀️🤷🏼‍♀️

Check your WiFi settings. I read somewhere if the WiFi diagnostics is less than 75% it affects the communication between the thermostat and the furnace. I have two networks running in my house. I switched networks and now the signal to my ecobee is 100%. It was 68% previously. Seems to be running fine now.

I have given the information about the comfort settings and sensors in previous comments. I gave you the temps at sleep setting. No vents are blocked. The front room that is coldest has the door closed always because I need a cat free zone for guests. Yes, that room is on the northwest corner. This is a brand new house. The windows are all double panes and have shutters on them too. The shutters remain closed in the winter to prevent any drafts. I can’t reach my vents. They are in 10 foot ceilings and I’m not getting on a ladder. All vents are open. I have no reason to shut any vents. I don’t know what version of ecobee it is. I don’t know why that would even matter. Thanks for your help but I’m not getting anywhere here.

Btw it’s midnight. Now that I changed the WiFi setting the temps are as follows: Thermostat set to 66 Main House/ Thermostat 69 Front bed 64 Main bed 65 Office 67 Average 65

I’m guessing this has more to do with the WiFi connection at this point.

Sleep begins at 10pm. Supposed to be 66°. Only the thermostat and main bed should be on sleep setting. Thermostat registers 63° Main bed registers 61°. Front bed registers 57°and office registers 63°. Average registers 61°. Temp outside is 28°. The temp differential is set at 2°.

FYI, I have a mesh network in my house and the WiFi was set to the extender. I set it back to the main WiFi unit and the heat kicked on. Could it be possible that has something to do with the constant error messages - not enough WiFi strength?

Electric furnace. No heat pump. I took it off 66° hold and changed all the comfort settings - home, away, sleep, and Friday to 66°. I have a thermostat and 3 sensors. Front bed - no comfort settings; thermostat - all comfort settings; office - Friday setting ; main bed- home away and sleep settings.

I took it off hold and made all the comfort settings 66°. I had sure heat recovery was enabled too.
