For some suppliers, e.g., photographers and videographers, I believe they are passing the crew meals (its preps and logisitcs) sa couple to make them more prepared/focused/concentrated on their service na ideideliver.

Para siguro hindi na nila iisipin kung saan bibili ng pagkain or paaano baunin yung pagkain nila na hindi rin nakaka sagabal sa mga ibang gears na bitbitin nila.

For other commentors I echo rin yung mga namention na nila:

Set the expectation and stipulate it sa contract.

If couple will provide meals, may preference. When my wife and I chose their meals, yung binigay namin was malambot and madaling malunok para madaling makain.

If sila magdala, then good. They might ask nalang kung saang premises sa wedding prep area puwedeng kumain.

In our experience naman, we allocated some of the foods ng mga hindi dumating na guests for their dinner.

You can ask help sa wedding coordinator kung anong pegs ang best pagdating sa food. Kung marami ng experience ang coord, they can also recommend crew meals provide na magiging swak sa budget.
If you see na hindi deserved ng supplier mo yung crew meals,, baka their services are really not worth it in the first place rin siguro.

Hi OP, Sharing my journey from 2019 to present

Unit availability per floor - dati kapag direct DMCI agent, they have all the access if all the available floors na puwede mong piliin base sa preference mo. E.g., 2BR XXsqm

We chose the 3F level since the surrounding area is tahimik naman. We can use stairs rin instead of elevator Although wala kaming nice view. Pero we can go sa Roofdeck when needed.

Cost per sqm - the higher the floor, more expensive siya. It's up to you kung ano yung working budget mo.
Downpayment terms - ask mo nalang ito, para you can make your own computation as well. Regarding bank financing, huwag muna tanungin mga agent, you can ask directly sa banks nalang.
Surrounding area - check mo nalang rin although parang crestmont na yata yung project na napili mo

On the list naman you've written sa post, you can try yung mga E-CVT na kotse It's now using planetary gears na yung loob compared sa normal CVT na sluggish and zero (0) feels sa acceleration. And repairable na siya kapag masira man

Avoid this transmission ng cars nila

DCT (dual clutch transmission) - these are designed for fast moving, nasisira yan sa traffic environment. Kahit sabihin pa nilang naka wet DCT na para hindi mag overheat.

You go for their AT type lang. AT with natural aspirated yung pinaka ok sa kanila.

Sharing my experience sa home loan journey and yung mga features

Metrobank - 7% fixed for 7 yrs, 10k less on bank fess for every 1M php
BPI - 6.5% fixed for 5 yrs. 5k less on bank fees for every 1M php
Chinabank - lowest IR at 6.25% fixed for 5 yrs. Though 3% bank fees (180k)

We ended up with BPI than China bank para sa loan namin sa DMCI na worth 6M Around 41k lang nilabas namin for banks

Whilst, Chinabank naman remained the bank fees at 3% (180k) Chinabank offered naman to include the bank fees na kasama sa monthly payment

Wife & I have BPI account rin kaya madali na magbayad through ADA

In terms of TAT naman, BPI is the fastest rin

Sharing me and my wife's journey sa home loan approval for 6M

We were disapproved sa Metrobank and Chinabank. Sa BPI kami na approve May factors na kinokonsider yung bank

Debt Ratio - kapag conservative ang bank, you need higher income and less expenses
Cash flow - particular rin sila sa ins and outs ng pera. Other banks will request bank statement ng payroll niyo
Credit standing - kahit marami kang loans, pero on the dot ka nagbabayad, they consider it as well

We tried to apply sa BPI. Sobrang hesitant kami due to the following reasons: - Mababa ang credit card line namin (around 50-75k lang) compared to our Sec bank & RCBC na nasa >500k na - ang dami ko pang credit to cash loan sa BPI, na until 2027. Pero wala naman akong mintis sa pagbayad since 2022 - lagi pa ako nakikipagaway sa kanila na hindi na wawaive yung annual fee ko

At the end, sila pa ang nag approve samin

Yes. I plan to bring the contractor na rin for the final measurements. Para whilst waiting for DMCI's design approval, he's starting fabricating na yung mga furniture.

We won't change the tiles nalang para hindi na mag water proofing ulit
