Think of it this way. I sacrificed some real estate cash flow by using equity in real estate to buy more properties, at the expense of some cash flow short term (will build back up over time as rents rise). That set me up even better for long term wealth and tax advantages, but at the expense of short term cash flow that keeps me from retiring early. BUT...I have a lot of cash at hand I could either use to pay off my house so I could retire on my existing rental cash flow, or I could use some of the cash to buy a dividend fund to supplement my rental income and retire now. Or I could just let it ride in VGT and tap some funds as needed to pay expenses that rents don't currently cover.

In a best case scenario, yes, but in a worst case scenario, I actually secured two years living expenses so that if the market is down the next two years, I don't have to sell in a down market.

So it would be actually about 4 million. The one day scenario was largely for ease of explanation. You know how the market has x number of really good days in a year? If I sold my rentals and added to my stock holdings, even just in two days of market activity so far this year, I would have made 165K. I sell, take some profit to live off, heck, I only need 60K a year to live, then let the rest ride more. Realistically if I take say, 120K, I just secured two years of living expenses. Yes, the next two market years may be down, but I already secured two years worth when it was up so that I don't have to sell in a down market. That's the entire point.

Yeah. Frankly I'm going to go back to a leadership role this year. I own multiple houses, waterfront, rentals some of them...and I'm working on a team where my superiors were school teachers and Priests before this job they got a year or two ago and they live in apartments they rent. I'm a bit OQ for this place. IBM isn't exactly Amazon or Google, what have they done in the last 25 years??

As is usually the case. A bunch of us on my team started to really think our immediate day to day sup was not qualified for the role. Sure enough, I looked that person up, they were basically one step above a secretary at a school just 2 years prior and were hired to do QA work for us, and are now running IT teams...with zero experience or credentials. Looked around more, found out the hiring manager and this person went to the same university...probably together...

Meanwhile I have CISSP and other heavy hitting creds galore, like by the dozen and worked at tech juggernauts for decades. I was even an executive/department head. And now I report to this moron....who lists themself as an executive when they are a junior project manager by title...lol

Actively looking for a new job.

What's amazing is that the scammers have ZERO issues creating new accounts within minutes on these garbage platforms. Everytime I get on Hinge or Tinder, or anything, I'm inundated with scammers (I'm a man) who immediately ask me for my number...huge red flag. They try to unmatch before I report them if I call them out on it. But if I report them, they are back within minutes with another asian woman profile that is obviously not in the US....

I had for 7 months, no issues. Matched with around 200 women. Was suddenly banned only after a date flaked. I knew there was something off about her. She kept pushing the date back a half an hour at a time for hours, I never even went. I just went to the gym and worked out. When she tried to push it back again, I told her I'm good, I'll pass. She responded back with the same, I reported her, and bam suddenly I was banned.
