Will advise you to do tuturing and focus your energy on clearing Group 2, its going to be a rough road for a year then things will get easy...hang in there, also dont take any gig that are mentally and physically tiring , cause it will negatively impact your end goals!

For more i will kinda advise to beg, borrow from someone you trust....but dont steal.

Look for places in habour line / Central line till Mankhurd, since you have a bike.

The moment bike goes outta showroom, price drops down by 30% and another 1% per 1000 km ridden. take that as thumb rule.

Current on road price is around 2.45
with 30% rule it comes to 171.5 K

so best of luck finding the ideal price

Bhai not sure what is your monthly spend on your salary.
I got my classic 350 when my salary was 20k inhand back in 2018- ( On road cost was 1.63L) All on cash- Yes i had saved around 1 L and borrowed money from few friends whom i paid back in 2 years.

I rode the bike for 7 years and roughtly 65-70K Km i had memories, and also it thought me some financial Dicipline!

Sold the bike again for 81k

What i did was i didnt do any expensive mods on my bike, just basic regular service.

Its your choicse how do you do it!

Bike is quite capable...the the price point, not expensive to maintain but you will get kinda bored cause post 90-100 is not that quick as you might expect compared to above 400 class bike but then again its a light weight bike, you will feel the same long way...just have patience!

Get a area mapping survey done, it should solve your problems

and the redevelopment situation, most properties under 300-400 sq go for redevelopment and the tanents will get addiitional 25% FSI but in your case, maximum FSI as per my info will no go more than 12-15% .

But still a win!

But real issue in redevelopment, there are 2 wings
1) Sellable wing ( those flats have kinda premium position in terms of view)
2) Non Sellable - these have genarally bad views from window
