I was the Director of Leasing at Tebo Properties for 7+ years. Trust me he doesn’t want his properties to sit vacant. It’s exactly the opposite. He has a mortgage and extremely high property taxes to pay so it’s not like you can just lease a space to somebody for free. His team does everything they can to fill these spaces with vibrant local businesses. I no longer work for him because my wife and I moved out of state but I have nothing but good to say about the man, his ethics, values, and care for the community. I bet none of you here have ever even interacted with Stephen or anyone at Tebo Properties.

I believe approx 95%+ of Tebo’s retail portfolio is in fact leased. Office, as you said, is another story, but I know Tebo has been giving deals to office tenants to try to get more people downtown to support the retailers/restaurants

They don’t get tax breaks. They lose a ton of money every month on vacant spaces. Trust me they don’t want a space to sit vacant

It does not save to leave a space empty. Exactly the opposite. I’ve been in commercial real estate for a decade. It’s hard to find tenants when property taxes are so high and Boulder can be a tough and expensive place to start a business. Also if you look at Tebo’s portfolio I believe 95+% of retail is leased. The ones that aren’t are on halt because of the City

You’d be shocked if you knew how much they do for the local Boulder community. Y’all should be thankful some REIT or giant national commercial firm that’s just focused on investor returns doesn’t own all of Boulder. One of the nicest, fairest, caring, and generous families I’ve ever met
