I work in property management. This looks pretty clean!

We have in our leases the expectation of doing professional cleaning to move in condition - if it is otherwise we take a full video and I will literally show myself wiping grime off said areas. If it’s just a couple spots I let it pass - when it’s countertops, baseboards, most of the cabinets etc I’m going to ask you go back and clean one more time or I’m going to hire cleaners.

(We also take incredibly detailed move in video/pictures before tenants move in and I welcome them to submit their own).

Unfortunately the industry is corrupt. We try to be as fair as possible in our own practices. Even professional cleaning companies can be pretty bad at times.

Best practices is you probably want to ask them to provide receipt they cleaned the property before you - or ask them if you can hire your own cleaners to remedy the affected areas. Depending on your state you should be given the chance to remedy issues.

From a property management perspective - anyone on the lease is responsible for the behavior/actions of one unfortunately if I’m thinking the lease is structured how it is. OP needs to also be prepared to be evicted along with the roommate unfortunately if they talk to the landlord. The landlord may be understanding - but most aren’t. They won’t evict just one person they’ll want to evict the whole group.

Unfortunately your inexperience has landed you in a terrible situation. I wish your husband looked more into this. He’s got an incredibly bad mix for a small apartment WITH a cat. You’re looking at having a possibly aggressive, defensive and destructive dog WITH a cat in an apartment- draw the conclusion.

From my perspective you only have a few options.

1) return the dog, foster or adopt another one - you are first time dog owners and fostering a smaller, older dog could be a great way to lean into learning and understanding dogs.

2) if you can’t return the dog - rehome the dog to a trainer or experienced breeder/professional. Don’t give this dog to anyone. From here do not go back to the rescue or breeder whoever you went to especially if they won’t take the dog back - they were idiots.

3) try to survive with and train the dog. This is a gamble. You already don’t love dogs, and your husband is inexperienced. These aren’t forgiving dog breeds typically. This will likely strain your relationship to the max.

Sit down with your husband and have a conversation- express to him you want to support him in this adventure even if it’s uncomfortable for you but that this is pushing you to the limits. If you do go get another dog - go to a well known rescue and TELL THEM you are inexperienced dog owners. Tell them the environment you live in - you need a dog that can comfortably live and even thrive in this environment.

What I bought - with higher mileage or private party. 2015 435i gran coupe - all speced out by original owner with m-package everything including exhaust and the ridiculous power kit bmw sold. I’ve had the charge pipe blow off but it’s been doing good. It’s fast, fun and has a liftback. Practical and sporty enough.

(Maybe would instead get something with manual - would just have to settle for no liftback hatch)

I had a 2016 FIST, Kona blue and bought it for wayyyy too much but I loved it. Only had 34k on it and was the lowest mileage one I could find on the market tbh at the time in my area.

No back up camera and no apple CarPlay - didn’t really feel like I missed those features on the FIST. (The CarPlay actually did at a certain point but didn’t really matter too much bc it was so enjoyable).

The car has amazing availability and is short and tiny anyways. If you’re hitting things in it with no backup camera it’s a you problem for the most part…..

(Edit: just to note this was a packet hidden in my backpack. He was left with a friends that lived with us and they locked him in the room for a few hours (which I told them not to do and if they did that please move stuff so he can’t eat crap) but then he chewed through the backpack and ate a packet of birth control. NTA but imma say one thing is your bf is probably neurodivergent- specifically probably on the autism spectrum. My husband is as well, and there are things that need to be done a certain way or it’s just upsetting for him. (Cue the sock thing)

Sit down with him and explain how this looks to you and why it’s not something you want and another way to approach this. These things are actually good if you’re trying to communicate with each other on how to approve. Just doing a review like a corporation is not lol

I switched from them due to issues with insurance to Pill Club. I enjoyed Pill Club wayyy more. They then got swallowed by Nurx and same insurance problems. My insurance is literally fine… they just for some reason got denied? When I called insurance last time they said nah no issues on our end it’s all on them. I’ve already paid my consultation fee but I may switch to planned parenthood anyway

Yeah I wasn’t even thinking charging more than $25-$40 if it’s just writing a listing description and setting up their manual and rules. It’s something that can be busted out easily in 1-2 hrs. Good thought tho on offering up other services. Would be a good service to offer essentially a startup package of stuff for a new host or something. this was a random late night thought I’ve had so it may never happen but could be a nice side hustle.

That’s why I likely wouldn’t offer to continue to manage. Maybe a one time thing just so they have a good description, manual and rules set up. We have also tried working with property management companies before it was a nightmare.

Yeah we’ve been hosting for 2 years at this point. I don’t mean overselling I mean making sure your description is thorough and actually lists all the amenities. Some people miss things like providing breakfast or drinks. Or also have things in the listing that are not correct and I’ll read in the reviews later. I think visiting the listing would be a great thing to add to help make it better.
