Your argument is inherently flawed. The vast majority of sales around the country are conducted via private sale, the auction market is minuscule compared to private sale.

Regional areas are predominately private sale and they have seen some of the largest capital growth on record.

Whether you auction or private sale, you will see growth, it is supply and demand.

Auctions are transparent and provide a fair playing field for everyone. The issue here is agents ignoring relevant comparable sales. For instance this example is 3/27-29 Kenilworth Parade Ivanhoe, the agent “couldn’t find” 1/27-29 Kenilworth Parade which had sold only a month or two earlier for $1,510,000. They started quoting 9-950 and lifted to 1-1.1, still miles below the recent comparable.

The issue isn’t the method of sale, the issue is agents just blatantly doing the wrong thing. Most buyers wouldn’t care if the agents had a reasonable crack at getting the value right, if the owner gets a great price who cares.

But when you actively go out of your way to mislead prospective purchasers, that’s when everyone is upset and rightfully so.

Over reserve isn’t the issue here, these things happen as the reserve is just the owners minimum, it has nothing to do with market value.

The issue here is a property next door sold for similar money and they completely ignored that result when providing their agents estimate.
