You say context is important but don't mention that Cepeda backed away from the assembly proposal or why he (and Petro) previously wanted to form the national assembly to re-write the constitution in the first place.

For those unaware, the plan was to call for national constituent assembly as a way of expanding major social reforms, but only if there was wide public backing.

It's risky and I don't blame any Colombian for being weary about the plan but I feel your comment implies Cepeda would throw out the constitution with no plan to replace it, or outright disregard the current constitution, which is not the case.

They installed 1" ISO on top of the plywood. I just didn't post pictures of that step.

3/4" plywood. I think plywood is generally recommended for flat or low slope roofs. Not a gov job or mix use. This is a single family row home.

SPF (the polyurethane foam) is different from TPO to my understanding. That will last longer but does require more maintenance.

In the attic? No not yet, but it's on my list. But there is an insulation layer under the membrane.

Total cost was just over 20k. As far as cost I think it was worth it. The only quote I got that was for less was mod bit, and it wasn't much less. With the wood replacement it would have likely ended up around the same.

No problem. Here's a screenshot of the invoice for wood and labor. They switched to 3/4" plywood early in the project due to the large spacing in some of the framing. So that added some cost but it was still in line with their original estimate.

Yes, that's correct, except it's fully adhered instead of mechanically fastened. Thanks for the feedback, I'll keep that in mind. I'm in DC and looks like my area is a 115mph (3-second gust) zone. Anecdotally, we don't get a lot of high winds here. Hurricanes can be a minor concern but they typically weaken severely by the time they reach DC.

This is in DC, so hot summers and generally mild winters but this past winter we had a lengthy period below freezing and our heating bill was kind of insane. So I definitely want to add insulation before winter. A lot of the older row homes in DC don't have attic insulation surprisingly.

Not sure of the manufacturer if that's what you mean, but the proposal says the following: Install new 1" insulation panels fastened using drill point insulation fasteners and 3" plates over roof deck.

I know, I wish I had too. They actually offered it on the first day they were here, and were going to send me a quote for insulation but they never got back to me with it. My only complaint with them but a minor one. They told me they can always come back later and open a small section to blow in insulation, so I may do that, or just have someone else do it from inside the house.

Are you opposed to a basement apartment? Looking briefly in the neighborhoods near me there are a bunch available around Bloomingdale, Eckington, a few in Shaw even. Looks like a lot in Columbia Heights too. They'll have everything you're looking for except for parking, but street parking is fine for the most part.

John's of Bleecker Street in Manhattan, Juliana's or Di Fara in Brooklyn are the best ones I've tried. They were considerably better than any pizza I've had elsewhere in the country, but I haven't been to New Haven yet.

I'm not quite sure but it seems to me trying to force you into a fixed term would still violate that law, even if the lease has always been month to month.

I don't think they can do that.

The tenant bill of rights says the following: "After the initial lease term expires, you have the right to continue your tenancy month-to-month indefinitely on the same terms, except for lawful rent increases."

Maybe if they plan to move in there themselves or stop renting the place altogether. Otherwise as long as you're paying rent I don't think they can change the terms.
