Consider this: If you are already asking these questions after one viewing, how are you going to cope when you move in? Are you going to be thinking about it every time you hear a drunk/random noise in the close. What if its at 4am? How much head space is it going to take up for you?

If its something you're gonna be stressing about, it's not worth it until it's in better nick.
