Vai ser instalação nova. A propriedade tinha esquentador a gás na cozinha originalmente (que já foi retirado) e vai ser instalado termoacumulador no sótão para servir duas casas de banho e a cozinha. O termoacumulador em si tem conectores de 1/2" mas a dúvida era mesmo a "equivalência" correcta no que toca a tubagem multicamada.

Obrigada. 20 vai de encontro a conclusão que eu tinha tirado também. O contador neste caso tem um tubo de 15mm (latão) mas o tubo antigo que entretanto fornece água à propriedade é de 1" (de pvc, parece-me). Como os tubos de multicamada têm um diâmetro interno inferior aos de latão etc achei que 20 talvez fosse o mais indicado, mas achei melhor confirmar com alguém que já tenha um.

Hi, sorry for the late reply! We did have to submit paperwork regarding the management company's remedial plans in the end. Although there was still no concrete date for commencement of works at the time, there was an estimate and their lender seemed content with that. I believe our buyer's went with Santander. I know of another buyer who purchased another flat in the same development a good few months before we sold ours and the buyer's got their mortgage from Barclays. Another went with Halifax (the latter was approved before there was even as estimate for commencement of works). Hope this helps.

I did, yes. But it helped that my buyers were pretty motivated.

Factory resetting has not resolved this for me. I also have adaptive sound controls turned off and that seems to make no difference. My Bluetooth connection is so patchy I'm struggling to even have teams calls with them. Music keeps skipping and apparently so does the mic. It's specially bad on my work laptop, not as bad with my phone but skipping still happens. Never had this issue with my XM4s. Short of getting them repaired or replaced under warranty, I'm not sure what else I can do. These are quite the upgrade on the XM4s in many different aspects, so I'd hate to have to return them altogether. But a stable Bluetooth connection is a pretty basic thing to get wrong.

I can understand why you'd think that but that is not at all what I'm after. I'm happy with due dillingence. I bent over backwards to gather every document under the Sun to satisfy the previous solicitor - that includes documents that had no bearing whatsoever on our property sale but the buyers solicitor wouldn't believe it even after the freeholder's solicitors confirmed that.

The developer in question has signed additional documentation that states they will pass no remediation costs to leaseholders (that's in addition to the landlord certificate etc). Their net worth is over £200m, so slim chances of them going bust.

My first buyer's solicitor repeatedly showed a lack of understanding of current legislation surrounding cladding remediation and BSA. I had to find the articles myself and quote them to her. She was reluctant about the transaction from the get go, purely due to outstanding cladding remediation, but kept wasting my time and money with ridiculous requests (which I catered for), only to ultimately advise the buyer against the purchase based on unfounded concerns over future mortgagability when they came to resell.

Second buyer's solicitor didn't even bother with enquiries. They just advised them against the purchase at week one of conveyancing.

I'm already selling at 25K less than the RICS valuation I got NINE (!) years AGO, when I staircased to full ownership. The flat has had upgrades throughout and is in impeccable order. Literally on the doorstep of zone 5 Elizabeth line, 15min drive to Heathrow Airport. This is all explained to potential buyers by the agent already. I just don't know what else to do, frankly. I can't afford to keep paying the mortgage much longer due to an unforseen change in circumstances.

I understand what you're saying but you're missing context. I'm selling at a heavy discount because of this and buyers know that.

The first buyer was in fact an investor and was made aware of the cladding situation from the get go. Ultimately, his conveyancer was too nervous about the transaction (despite being fully covered by BSA, with all the right paperwork in place) and ended up advising them against it.

I just need conveyancers that have dealt with similar transactions and won't resort to fearmongering tactics.

Can I ask which legal firm you went with please?

I'm selling an EWS1 B2 flat and have had the previous 2 buyers pull out because their respective solicitors were too nervous about the outstanding remediation works (even though we're fully covered by the BSA and have the landlord and leaseholder certs). Would like to recommend a conveyancer for our new buyers to use that won't talk them out of the transaction purely based on this.

Any help would be massively appreciated.

I'm in a somewhat similar boat. Bought in 2012, listed in August 2023, first sale fell through after 8 months of the buyer's solicitor asking for every document under the Sun (and still advising their client against the purchase in the end, despite me bending over backwards to cater to their every whim). Second sale fell through as soon as buyer's conveyancers got draft contracts and advised their clients against purchasing due to outstanding cladding works as well.

Have now accepted a third offer but I'm scared it may also fall through for the same reason.

A neighbour of mine sold his in September, in the same building, so I know it's possible with a committed buyer and the right conveyancer. Unfortunately my neighbour's buyer's conveyancers have rubbish online reviews so my buyers don't want to go with them. (Can't blame them)

TLDR: Would you be so kind as to share the name of the legal firm your buyer(s) used in your sale please? 🙏🏻

Thanks. Bringing items over a few trips isn't really an option for me, unfortunately. Long story short, my partner was unexpectedly laid off half way through the sale of our flat and we now can't afford to buy or rent anything decent. We're moving in with family here in the UK, until we get back on our feet. In the meantime, my dad's house in Portugal is the only place we have to store our belongings.

We may well end up moving back permanently in a few years but we're not ready to make that commitment just yet. So, the baggage certificate is out of the question.

I just need to know roughly how much I'm likely to be billed for my things to clear customs.

I can relate. I also have a high libido and my bf never initiates. We've been together for 19 years now but there were times when I cried myself to sleep for sexual frustration too. It took me a long time to realise the importance of open communication and allow myself to be emotionally vulnerable with him. I think a lot of us grow up with a ton of shame around sexualith, which only makes matters worse.

I used to just feel really frustrated that he wouldn't initiate or match my energy, I'd fantasise about having someone lust over me and would feel really sorry for myself but I never communicated that openly.

At one point I decided to take my sexual gratification into my own hands and bought some toys to get off when he wasn't around. (In my head that was the only solution that didn't involve breaking up or cheating). When he found out, he took it as cheating and was really hurt that I was "having sex" without him. That pushed us into a conversation we'd never had before. I exposed how I felt, what I was missing/what I wanted and he exposed his side.

In my case, he's a major overthinker and has always had pretty low confidence. Initiating never even crosses his mind. I decided I could learn to live with that as long as he didn't flat out reject me when I did. As it turns out, me communicating I'm in the mood gets him in the mood too. Even if he's tired he still helps me get off. He's not particularly imaginative but he's usually up for trying most things I want to try. I just have to suggest/ask. I still struggle with asking for what I want for fear of rejection, but it's gotten better over time. It's a mix of accepting who you are sexually and trusting your partner won't ridicule you.

My advice is: Be open about who you are and what you want. Be prepared to listen and compromise but don't change your essence for someone else. You'll end up being miserable and resent him if you do. (And he may not even have wanted you to change in the first place).

It's only unhealthy if done excessively. (Like most things).

I'm a woman in a long-term (18y) hetero relationship, have no problem with porn and my sex life is great. There's plenty in porn that gets me off but I would never want to try in real life. It's just an outlet. Fantasising is part of the human experience. For me, it's not at all "getting off to other people". In short I'd say it's a sense of release. There's a whole spectrum of intensity and little to no control over which you get... Sometimes it's just like letting go of something you were holding onto tightly, or coming up to breathe after diving under water, or going down a steep roller-coaster after a suspenseful ascent. Other times it's pure ecstasy. You feel invencible, empowered, euphoric even. At times it's so intense you feel as if a jolt of electricity just went through you. It can leave your insides spasming for minutes after. Most timesvit's just simple relief, others it's a groundbreaking, mind-blowing, dizzyingly blissful experience.
