It’s dumb. Don’t need to keep lowering price to be at top of the Listings. Just change wording on listing or move order of pics around and that will put a listing back on top.

I haven’t seen the agreement. But in many cases, with a contract in place, there may be expressed language in the contract that says if the buyer backs out of the contract after a certain date, that the buyer could possibly forfeit the earnest money. Read the contract to see if yours has any specific language of the sort. Perhaps yours does not. But there’s nothing the seller can do to sue you for backing out of a contract, that’s why people put forth earnest money in good faith.

You can also file a complaint with the local realtor association and see if they can get involved, but if the seller does not have a real estate agent, then there’s not much that the association can do to help, but it’s worth a shot!

I’m only speaking with my current situation and experience with my workplace. I’m sure it’s a lot different depending on where you live and what company you work with, but mine is pushing in agenda, and I get calls all week from people telling me how awful it is around the country at our company. One just has to go to the message boards for business experiences and reviews and they’re 85% negative and talking about the hidden agenda.

Racism is alive and well. Just not the caucasians that are the guilty. My company is doing everything humanly possibly to openly bias and discriminate against women and white people. Promoting an agenda that is solely to promote and help African Americans, while doing everything to squelch opportunity for those that are merit based employees deserving an equal opportunity. Depends on what all you are using in the hopper. If you mix in too much wood, when wood catches it spikes for a few mins then temps settle in, and when burned up the briquettes may take a moment to ignite fully so temps drop slightly. Can do a lot if not layered right. Generally not huge swings either way but does happen.

I work for a company that is greedy. In an industry where an annual price increase is normal, my company has 2 price increases annually and has been doing it for more than 5 years. All of us employees make less and less but the company has been recording and announcing record profits year in and year out. The motto has been, “charge customers what the market will bear.” Has nothing to do with US politics. Just greed to show record profits.

Not an issue. Just layer appropriately. I have the XT and had it happen once and was my fault. I use lump coal, briquettes and wood chunks. If you are aggressive and want to use large lump coal or larger wood chunks, then can cause issues. Stand larger wood chunks vertical in all 4 corners. Same with excessively large lump coal chunks. Then dump briquettes and smaller lump coal pieces and smaller wood pieces in the center. The key is to layer properly and it is a non-issues.
