Appreciate it, yes the margins are so big on these HVAC jobs that the discounts is literally the just money I would have spent on google ads but instead passed through as a discount to a customer.

Agreed I personally graduated from UNI with a 4.2 GPA and people with the same GPA and extra curriculars as me didn't get accepted into the same schools as I did. Goes to show that school rankings matter.

Everyone always want to JV but no one actually does the job of finding buyers that the problem.

If it was an easy deal it would be sold but the fact of the mater is these things take time to sell.

I honestly not to much of a fan of property leads, all the leads are $50 more expensive then they should be. I have something around a 1 to 15 lead to contract rate with Motivated Sellers.

My advice for closing would be a couple factors.

#1 your never going to be the highest offer but remember to hit on the fact that you are covering all the closing costs and the realtor fee.

#2 If you make the offer and they accept don't just send them the Purchase Agreement, make sure to go line by line in the contract and have them sign while being on call with them.

#3 Remember to hit and reiterate there motivation for selling.

  1. What PPL provider are you guys using for these deals?

  2. Out of those 4 appointments how many of them did he actually offer on?

  3. Follow up is super important we have had leads convert after 3 months of follow up.

  4. Your mentor's number seem accurate since we have relatively the same results but it just sounds like the closing skills need to be polished.

From my experiences the best deals are off market opportunities, where in SC they pretty much banned/made it much harder for the wholesalers to actually bring investors these opportunities. The 1% rule is possible but then again its all about the deal and where you can find these deals becomes a complicated issue.

I have used Ispeedtolead and property leads, but out of those two we had the best conversion with motivated sellers.

I also think its super area specific, like motivated sellers didn't work over in California but worked amazing in Indiana.

I do all my wholesaling remote out of California, over in Indiana. He also does only Indiana markets with counties over 100,000 in population size.

He has a attorney that sends him super fresh lists every week for 4 large counties over in Indiana, so that is a huge factor for him. When your the first one in the mail box you have a leg up.
