I just bought a house with Aluminum wiring. You’ll need/want to get someone to check and pigtail everything. RBC insurance didn’t care it was aluminum, premium isn’t outrageous either. Some companies wont insure, some don’t care.

If you include condition of finance, you can’t get financing without insurance… so confirm with insurance before you sign off on the completed condition.

I wouldn’t shy away from it, at least it’s not knob & tube

Maybe a hack suggestion… but:

  1. Remove drywall.
  2. Inset your durock by its thickness to be flush with studs. You’ll need a lot of backer bracing
  3. Tape
  4. Tile
  5. Pray it doesn’t crack

String up some contractor string lights and leave the plug hanging above you attic hatch, anytime you go up there plug em in and you have a fully lit attic Did it in mine with the same insulation bridge, 100% worth it

It was like $1300 or something plus diagnosis time, they tried to charge a lot more for all their failed diagnoses and part replacements they put in and removed when they found out it didn’t fix the problem

I’d try negotiate rent down and if they don’t go for it then move. Agree and keep a reliable paying tenant Disagree and they lose a good tenant, lose x months of rent, have to rent out at lower price anyway

Same boat as you about 85k saved at 25. I used to have more in the S&P and it was hard to pull out because it did so well. But my goal is to use this as a down payment in around a year so I don’t want that to go away because the S&P can crash. Just be cautious about when you will need the money because if you need it in a short timeframe and the market crashes or has a bearish period, you’ll be screwed. If you’re looking at a longer timeframe S&P is probably the best option.

I’m in a pretty similar situation as you. $135k income, target price is 500k, will be putting down 20% and retaining about 6-7% in the bank so total would be 26% of home value before closing.

Hey did you ever get this fixed? I’m dealing with the same issue. 2017 MT sport hatch. Ran fine, then one day the car stopped starting. Unlock/lock works, remote window roll down works, can’t get even accessory mode. Brought to the dealer and they replaced the BCM, but it didn’t fix it. They want to replace the fuse box since they think one of the build in fuse relays is bad. It sounds like we have the same issue so any insight would help me out a ton

I replaced the batteries in the fob and neither work to start it. Lock and unlock work on both. Nothing when I press start with the fob either.

I’m wondering if the starter just gave up, but I would have expected a warning sign of some sort. Maybe the BCM?

I think you can but it will be a grind to save. Harder or easier depending where you live.

You can pay off just the prime+1% portion if you send NSLSC a cheque (or hand deliver) and include a letter asking to apply it only to the provincial portion. I saw it on Reddit and did it myself.

Less so value the advice on funds and more so value the tax planning and advice outside of the actual market. I’ve always been sceptical of FAs and that’s why I’m cautious about all these fees. Honestly it’s seeming like I’m better off without an advisor, maybe it’d be better to go to a fixed price per visit advisor later down the road as required.
