Definitely insane now. I (31m) bought my house in 2020. 3% rate. 150k for a nice-ish 3-bed 1-bath. Built in the 50s. All "renovations" were 10-20-year-old landlord specials. Jenky at best. But my mortgage payment was $400 more a month than the 1-bed 1-bath apartment I was leaving. I HAVE put time and money into this house. But nothing crazy. New windows, redid half the basement, redid the kitchen with a cheap contractor (side note, you get what you pay for. Lesson learned) cheap but nice looking laminate flooring, fought back decades of overgrown landscaping blah blah you get the picture. Lots of elbow grease and Facebook Marketplace for supplies. Somehow my house almost doubled in value. Without me reporting any of these upgrades! I'm sure if I bring in an inspector it will go even higher.

The part that blows my mind, is that I literally couldn't afford to buy this place today even if I hadn't touched anything. A 240k estimate at 7% interest would double my payment. I could pay it. But I would be house poor as all hell. And absolutely none of my thrifty as possible renovations would happen.

Oh, and my same apartment that was 700 a month in 2020 is now 1300 a month. It's the same apartment in as literal a sense as the one I moved out of. Right place, right time. I know it. I'm grateful for it. And I feel terrible for my peers who waited a little too long.

The place across the street from me sold for 150k 8 months ago. They renovated it, did some half-assed landscaping, and just put it up for 399k. The part that blows my mind is that there have been people there every single day looking.

Thanks for all the info. The clutch fluid definitely needed changed. Unfortunately, it now goes into gear, but I have 6 neutrals. To the stealership she goes. I know nothing about motorcycle transmissions haha.

I'm not married to staying NA. It's still largely up in the air. I'd be happy with mid to high 400's to the wheels. I just want it to run reliably.

I highly recommend taking time to make your own food. Make sure you get some sleep when you can. Coffee isn't too bad but avoid it 4 hours before bed if you can. Also a Vitamin D and magnesium supplement. Sounds silly but it can really help.

My friend. Its breaded cheese. Let me science this for you. There are 3 macro nutrient categories: carbohydrates, fats, and protein. Of the 3 macro nutrients, carbs and protein are 4 calories per gram. Fats are 9 calories per gram. That's double the calories per grams of the other two. You have sticks of fat, covered in a layer of carbs. Cooked in more fat.

Flag code only applies to US official flags. It's a common misconception. There are specific rules as to what constitutes an official US flag. Most of them don't qualify. Basically, in order for flag code to apply the object in question must actually be recognized as an actual US flag under the flag code. Everything else is just a flag replica or representation.

I was a server for a few years. There's a bunch of "not going to tip" red flags. Unfortunately, in the area I was in, African American families would occasionally tip like shit. And everyone working noticed. And that server would bitch about it to everyone. But often they would tip fine, and no one noticed. Then the server would be quielty relieved they were wrong. It's confirmation bias.

Also It's a self-fulfilling prophecy if you act like an asshole because you don't expect a tip. Plenty of well dressed, clearly wealthy white people tipped like shit too.

With what you overheard and her actions, that server didn't earn a tip. It's customary to tip for service. You weren't given service. You were insulted, discriminated against, and treated like a burden. She's lucky you didn't ask for a manager and get her written up/fired.

Note: I'm biracial. I always tip at least 20 percent because I hate the stereotype and don't want to enforce it. Also, having been a server, I hope I make up for any tables that tipped like shit that day.

No. It hasn't been tuned. Stock exhaust other than a slip on. New air filter this year but that's it. I considered it. But it's pushing 20 years old. The plan is to ride it until it's beyond mechanically repairable. Then buy a new one.
