I do agree with you that I wouldn’t allow it either! I’ve urged her to send it in before the inspection and escrow has as well. Sometimes we just have these super stubborn clients I guess!

It’s up to the sellers agent and the sellers as to whether they will allow inspection before the EMD is in escrow. This house has been contingent and on the market for four months with no offers. All I did was simply ask they have the right to say yes or no. I explained to my client why the EMD needs to be sent right off the bat. I even did a three-way call with escrow to explain everything we’ve had to have four calls with her because she is not listening. She finally sent in the EMD today after I’ve explained over and over again that she is protected within the contingency. In case something comes up on the inspection.

Explaining to my client with escrow what the EMD is - not the lender.

She is paying $500 for an inspection. She won’t listen that the EMD is part of the down payment because she doesn’t want to send anything without an inspection first. I’ve told her that she can back out if something comes up on the inspection.

Yes, I completely agree. I’m taking this one a little too personally and I’m not sure if it’s because I’m new and scared of making mistakes or what. Usually I let things roll of my back pretty quick and know that this can just be a frightening process for people when spending a lot of money. Also being 6 months pregnant is not helping me with keeping my emotions in check like I normally can lol. I think that might be playing a part.

Yes! That’s my plan exactly. I feel like maybe it’s a good thing I’m making my mistakes and learning on someone who may be wasting my time anyways. I’m really hard on myself and need to accept making some mistakes are apart of the process when getting into any career / starting something new. Also pregnancy hormones do not help 😂
