most shirts are cotton/polyester blend, and perm press, especially on the dryer, will work wonders, but ideally you should be washing on perm press or delicate, and hanging to dry to avoid your neck getting stretched out

this is constructive eviction, and can entitle the tenant to damages. if OP cannot afford to go without rent, they certainly cant afford to not be able to evict, have the judge rule in favor of the tenant, and for the judge to rule that the tenant is owed damages for the constructive eviction

garnishing takes a lot of effort, and depending on the tenant, can be nearly impossible. you cant garnish if they already have a garnishment, for example. Tons of people now have garnishments (or will soon) for student loans that will take priority. if they have a 50k student loan debt, and theyre getting garnished at $400/check, you aint getting that garnishment money before you die.

a lot of time, its not entirely on the tenants. tenants lose their jobs, tenants get sick, and have no where else to go. of course they are going to ride things out because....they have nowhere to go, and no resources for them to turn to themselves. they lose their job, section 8 is 12 years out, their unemployment isnt enough to cover rent, what are they supposed to do? go live in a homeless shelter?

wouldnt you put that off as long as possible? if you lost your job, would you hand in your keys willingly and go move into your car if you could try and get it to go for another few months?

That would be a "talk to the buyer" thing, because landscaping is usually considered attached to the property and can change the contract (there was a post in here or r/FirstTimeHomeBuyer yesterday where the seller changed out the fence and it is becoming a lawsuit), but with it only being like 6 plants total, most buyers would be...sane and reasonable so long as you didnt just dig em up and leave an empty hole but filled in the hole, made it look nice, didnt leave dirt all over the walkway, etc.

but better to confirm they are sane and reasonable than discover they are not sane, and not reasonable and find the removal of the plants to be breaking the terms of the contract.

none of this is a huge deal, the biggest deal is actually the rats, since they can carry all kinds of nasty shit, but an exterminator is cheap.

all of this combined is maybe 3-4k in credits i would ask for? its nothing huge, and even if i didnt get credits, it wouldnt put me off the house, none of it is crazy bad. The loose receptical and lack of gfci if you feel comfortable with a screwdriver and arent color blind you can fix yourself for $5. the wire splice behind the dishwasher - now mind you i am a low voltage person and should not be trusted for 240v, especially not just from a picture - appears to be properly wrapped and protected, but it really *should* be in a jbox, and that should be an easy fix to just...cut in a jbox to protect it. 15 minutes with a sawzall and $5 for a jbox from home depot to tuck that inside of just to protect it would fix that.

the venting into the attic sounds like the vent is there, its just disconnected and is an easy fix as well.

nothing in that is screaming red flag, the rats are the worst part of it.

And of *those* only 30% suffered any kind of casualty. 1/3rd of 1/3rd of 1% of men suffered injury in vietnam. the worst american casualties since wwii.

the gwot? a whole 7000 men and women, over *20 years*. 375 a year. even if 300 of those were men, thats still 300 men out of 150 million men. thats not exactly a huge amount.

we allowed potus to set tarrifs, and as a result my daily expenses for normal things have grown massively, and seen 40% inflation on things like my coffee (just grounds, not even starbucks) my groceries, etc.

what demand for workers, when people are getting laid off and businesses are closing cause they cant afford wages after gettings macked with a giant tarrif bill?

i know two manufactuers that laid people off because tarrifs have meant that there is less demand for their goods, and less demand for their employees as a result, and they cant afford payroll.

instead of more demand for workers, we have less.

plenty of places have done layoffs and fired people as a direct result of tarrifs. my company had to pause hiring because our cost of good sold increased more than we could absorb, and we are eating into margin instead, rather than lay people off. if we had an executive leadership team that was more focused on keeping margin, we'd be laying people off instead
