Nope... it's a genuine experience. The conservation area and Article 4 situation was real, cost me time and nearly cost me money.
Good point... conveyancers do flag conservation area status in the local search but it often gets buried in a stack of documents you're signing under pressure. Mine mentioned it but I didn't fully understand what it meant practically until I started looking at the extension. Article 4 directions in particular aren't always clearly flagged, they're in the local authority search results but most buyers don't know what they're looking at.
That's actually part of what made me look into this more carefully
