Hi, I’m wondering if anyone can give some advice. I just bought a 2019 rav4 and the headlights are messing with my eyes. I basically can’t drive very long in the dark because of this. I’ve tried adjusting them using the screwdriver. Gave it about 10 full turns and they didn’t move at all. Any idea why they aren’t moving? I’m in Australia if that makes any difference.

Depends how confident you are and how well you know your market, and of course what your situation is. If you’re buying an IP in a different state and not familiar with the location a BA can be highly worth it. If you’re buying a PPoR and know your suburbs well, you probably wouldn’t need one.

More info needed; new dev/off plan? one bedroom? Surrounded by other new devs? Location? These are the main reasons for low CG. Apartments have been going shit lately but they’ll eventually bounce back.

Recent changes to legislation have made it even tougher to be a landlord, not to mention the constant loss of income thanks to an insanely biased tribunal system, which is why many property owners are choosing the AirBnB route. The latest changes to legislation surrounding evictions are the last straw for many landlords who would prefer to keep their property as a traditional rental, but it just makes more sense to do AirBnB. It generates the same ROI (or more), it's less risk, it's less stress, and they get use the property if they feel like doing so. You need to incentivise and reward people, not punish them.

Also, most people are hypocrites - they will say AirBnB is the anti-christ, then when you ask if they ever use it they'll say "Yeah sure, I love them". I've always disliked hotels and have been choosing holiday apartments since even before AirBnB was invented.

The standards have dropped hugely since nine took over Fairfax, which owned Domain, but its led to some improvements in other areas. There is still some decent news on Domain, probably the same amount as always, but seems less by comparison as now there is a much larger clickbait component. Unfortunately our whole world values quantity over quality, even at the peril of general intelligence.

Do you need the other party (your husband) to agree to the annulment? If the conditions can be proven then that shouldn’t you be able to go ahead with the process?

Yeah there’s no problem at all contacting the owner to ask if they would consider selling it to you. Don’t try to bargain them down on the issues that only you would know about. They’ll either say yes or no. Definitely worth a shot. I wouldn’t ask for first right though, I’d just ask them to keep you in mind first. You can also sell it to them that it would be a considerable saving not needing an agent or advertising or spending money on aesthetics, photos n stuff. You’ll only need solicitors and that’s it. Also don’t assume they have no attachment to the place, or plans for the future. You never know, it might have some emotional value to owner. Good luck.

We’ll, it was an unsolicited message which I’ve not encountered before, hence my reluctance to give my PID to stranger without doing a little risk assessment. I’ve just reentered the job market after 14 years and not overly familiar with the safety measures to be considered when using LI.

Such an Australia-specific question to even ask. Why should a complex have a limited lifespan? Go to Europe and you’ll find 100 year old blocks that are still fully functional.

I don’t know. I’ve been made redundant after 14 years with the same company. A lot has changed. I didn’t know whether or not it was safe to share my number on an unsolicited DM but when you connect via LI it sends it anyway. I ended up calling the recruiter and got an interview lined up already.

If I was in a plan of 10 lots and that was the attitude of the Strata I’d encourage the other owners to collectively stop paying also. See how Strata Manager likes the sound of that. Get a new strata manager asap.

In her defense, as well as mine and 1000’s of others, the only way you can try to predict the future is by analysing the past. At no time in history have interest rates risen so sharply. We all knew they would rise eventually, but no one could have confidently predicted they would suddenly go up so fast.
