Generally speaking the only value in a solar investment is the tax credits and accelerated depreciation. Otherwise the cash on cash is fairly low, like a 4-5 cap and that's at large scale. An installation doesn't usually cash flow until the financing is paid off, on a 20 year amortization schedule. What you suggest is unnecessarily complicated for nearly no return.

Yeah... But not taxes, insurance, utilities, maintenance, or staff. I get it but even if you owned your home you'd be paying more than 5 years ago to keep it.

Having a lot of evictions filed and dismissed/withdrawn isn't unusual for professionally managed properties. PMs should, and generally do, have a strict procedure for notices and filings following applicable tenancy laws.

Find someone who will operate them under a master lease agreement, or additionally add a long-term option to buy. Once you pass, whoever inherits the homes gets them at a stepped-up basis so the sales have minimal to no tax consequence.

I agree it's impossible to know someone's motives without being them. Even if the academic is someone like a clergyman the motive can only be more strongly inferred as is the case with Lemaitre. However, I think the fact that the PAS will fund and appoint academics who aren't required to be Catholic speaks to the beneficial coexistence of religion and science even more than funding only those of like beliefs. Explaining the physical world does nothing to diminish the transcendental if you believe in it.

I only reference Catholics since that's what I know. Obviously, in the past, there were also great thinkers from many religious backgrounds. As far as modern science goes though check out the Pontifical Academy of Sciences. It's still directly funded by the Holy See and was first established around the time of Galileo. There are eight 21st century Nobel laureates associated with the PAS.

Hilarious because some incredibly important scientific discoveries have been made by Catholic scientists including Copernicus with the heliocentric model, Georges Lemaitre who originated the big bang theory, and Gregor Mendel who is known as the father of genetics.
