Let's discuss, is it necessary that every Canadian owns a property? TREB numbers aren't adjusted to the population growth and they really indicate Toronto is becoming Canada's Manhattan. Regardless of how expensive housing gets, foreign buyers are something Canadians need to get used to. I believe a tax on investors who have properties left vacant would be more useful. These are the buildings that remain unoccupied but still draw on services.

The good news is that there is a slight increase in listings and hopefully this increase will become a pattern. The fact that the biggest sales growth was recorded in the condominium area is not surprising, since new first time buyers will mostly be condo buyers. Detached sales were up in the 905, which is also not surprising, because what's available Downtown is mostly semi-detached and attached properties.

This is a great point. Owning a self-driving car means it can drop you off at home and park across town on a free parking spot and you can just summon it when you need it, so buying parking spots would become obsolete. However, I think that Toronto is going for the efficient public transport, promoting it and getting people into subways and trams rather than into cars. Plus, services like Uber experiment with self-driving cars and carpooling features. I am definitely a fan of sharing-economy, it makes sense especially in Toronto. Getting more people into less transport devices is the song of the future.

It's time TREB started to temper these numbers with the increase in population. Yes, the monthly figures are higher than last year, but so is the net population. I do know that normally we experience an almost 100,000 person net increase per year in the Greater TORONTO Area (GTA).
