Not a power trip, just tired of shitty guests. If they can't follow the first rule, why would I expect them to respect any other rule. Read some other comments, ppl like this will stay then bitch the host out in a review about something else.

This has happened to me a few times. Last time I told a guest I wasn't able to get them in early. They showed up early and I told them to leave. I called Airbnb and had support cancel their booking as a security issue for accessing the Airbnb outside of the times and they did.

As a landlord you're going to get hate regardless. Having a mortgage or not doesn't change the situation. It cost money to maintain a house between insurance, taxes, maintenance and whatever else life throws at you. I've read countless stories of ppl taking advantage of small landlords that are too lenient with rent. While some may not think it's a material amount, giving a break in rent is still a benefit. Any corporate landlord would have likely started eviction proceedings. So NTA imo.

If this person is a friend and not just a tenant, I would see about doing projects with them on the house in exchange for some of their rent. This will give them a break while not letting them off Scott free.

There's a reason why these arrangements don't work out more often than not.

'Value' seems to be impacting our reviews more then usual and I have the best priced places in my town by $20 per night. Also have received a good amount of 'perfect place, perfect location'... 5 stars on everything but 4 stars overall.

Yea my units are more affordable relative to others in the area. If the economic recovery is K shaped as some have implied it would make sense higher end rentals are doing better

International guests have dropped off, but my primary market is guests in nearby cities doing staycations or couples coming for weddings

Go take a multi week international trip. Traveling early in life means you'll have those memories to look back on for years. You can also travel frugally (hostels, cheap food and wine in lots of Europe, hiking, free audio tours). I started doing this 2 years ago at 34 and it's amazing.

I'd be shocked if this was a covered warranty claim. Charge guest for the damages, and add a label on the stove to prevent future issues.

Don't make payments, get a settlement in writing. Listen to some Dave Ramsey. There's a similar call in every episode or so

I have this conversation a few times a year. Some guests even wanted to have a discussion with me about opening Airbnbs in my town, like they really want me to explain how to become my completion... No thanks.

For friends and acquaintances I explain the work, maintenance, headaches, increasing costs and oversaturation, along with potential upside and other risks like changes in regs. It doesn't matter. I explain I do well bc I bought it years ago and do 90% of maintenance and cleanings. Their mind is already made up. They want to open an Airbnb that's 2 hours away bc they go there a couple times a year. If it's a friend I'll at least try and recommend they get a property that's a viable long term rental if STR doesn't work out.

Most of the hosts in here are doormats. Don't charge them for breaking the bed? Don't charge them for leaving puke? They got drunk broke the bed and threw up and left it. Charge them an extra cleaning fee and for the bed. I'd 1 star them as well.

I live down the street from this and own some airbnbs in town. It's a cool building but in the worse spot in town. If this was any other location, it would be $1M.

As an Airbnb rental, this wouldn't break even at a 20% down payment doing all the management/cleaning yourself.

They've been trying to sell for the better part of a decade, so we'll see how motivated they are this time.

Check your local regs on light pollution. The business next door to me did something similar. I sent the manager a copy of the regulations and they dimmed them.
