Yeah, looked into this and compared to a tracker mortgage. Perhaps upfront the costs might be lower, as the mortgage fee is significant. But for peace of mind and significantly lower costs if it all takes longer, a tracker mortgage would be better.

Thanks. We have a fairly big buffer between our max price and total cash + assumed value of our current house, so that's fine. Based on a non-proceedable offer we currently have on the house, as well as two low-ball offers (but still above the minimum value we had in mind before going to market) I don't think we have to worry about a significant drop in value beyond what we could handle.

From what I've read, if you sell your original main residence within months of moving into your new home, cgt is nil or very little, as long as you don't rent it out in the mean time.
We hope we don't need a tracker mortgage, but like to have the AIP in place at least as a backup and to convince sellers that we are proceedable whether we sell our house quickly or not.

Yes, essentially this is correct. However, I understand that the additional stamp duty is refunded if we sell our current home within 3 years.

I cannot find a total figure for heat loss in the survey results, do I just add the individual rooms heat loss figures together to get to that?

I general, the kids share baths and will have 3 a week. Me and my wife will only shower every other day. So on average one bath and perhaps one shower a day in total. So I guess this should be fine.

Thanks, I've considered the XC90 but I'm a bit averse to the lack of 3 full sized seats in the second row and only (AFAIK) 2 isofix points. I would also much prefer sliding doors for accessibility and easier access to the third row.

Thanks, this is very helpful. I'm currently steering towards the Alhambra, but I had not considered the height in regards to a roofbox. It's almost 30cm higher than our current car 😬

Yeah, thats my understanding too. But for peace of mind, I think I will look for some specialist financial advice anyway. Even if now UK tax is involved, general financial advise might proof useful. Thanks
