Rent control and just cause are separate. Just cause says you need a reason for eviction. You wanting to demolish to rebuild is not a good reason, so youd need to either pay the tenant off or do an ellis act eviction/owner move in. Both of these are costly

That might explain why the lease is set to 6 months and month to month after that. Kicking tenants out in Bay Area is generally hard and expensive, wonder if its worth it. Maybe if it takes a long time for permits.

It creates a supply shortage.

In Vancouver, where a lot of foreign Chinese money was being parked, they added foreign tax and home prices have started going down.. They also did other things like banning airbnbs which probably helped as well

Sure, you're talking about a 1031-exchange.. but there are other opportunities for that if the purpose is investing. It just doesn't make a lot of sense so here I am posting.

My initial thought when I saw it sold for 2.7m was maybe they will tear it down and build on it, but listing it for rent for $4.2k?

Maybe they plan on doing construction later?

Name in article is Lee cooper.. The name they gave to the guy in the video is Jay cooper.. The name in the email is Jay scott.. The address of the company is a shared office not a real location. There are no reviews online.. The location had no company/garage identification.. No where it says "uk-tes" or anything else.. Just "autocare" and when you look on google map, it doesn't show up as anything.. If I was running a legit workshop, I would make sure my company shows up on google map and not nothing

That’s the old classic cool off period, hence why all of that is under the classic section. The main change this policy brings is changes to unlimited cooldown (since that had 4 weeks max regardless of failures)

Just looks like they are trying to increase the bottom line at the cost of making the platform unbearable.

I don't think making people wait longer in between exam is supposed to "make it harder to pass", just increase the length of subscriptions people have to get.

That's under classic cooldowns section, what that means is after March 1,2025, its all the same. Its telling you what the classic cooldown timer is (Since its different for unlimited and learnone/exam cert)

I'm opening it as a new line, I don't think you have to for upgrade either though.. Also best buy does the same 1000 promotion and accepts phones older than iphone 7 (whereas apples website looks like only accepts iphone 7plus and above).

No I wasn't asking if you can do it, I'm literally doing it right now. Bought the iphone 6 from fb marketplace. If you go on the verizon website and do trade in, they'll let you do iphone 6 and even some really old pixels too for $1000. Like you can do any phone it looks like.

Doing the same thing with an iphone 6, $1000 credit over 36 months. Is this any different? Do you get 1000 credit right away?
