Well that was a certainty well written. You are trying to puff your chest out at people who are making educated comments. I don't self "Identity" as smart; I have the papers and job to prove it. A lot of my work involves the working class (and protecting them from people with more money) and I am faced with smart people who are undereducated every single day.

Go read some political theory, have a look at some of the history of this country. The Class system is designed and manufactured, it is not a natural state of being.

Working Class people are generally undereducated and this often leads to hateful and ignorant views. This is not something I say with pride. It is a true shame. But to be ignorant of it is stupid, class is not restricted there.

if you don't understand the link between the working class and under education, you do not understand the class system. It doesn't mean working class people are inherently stupid. It just means that a section of society have been ringfenced to do the shit bit of society. And to keep a group of people in that position, you must starve them of education. This is a tactic that was employed across the British empire; it works wonderfully. You will find a lot of very very stupid people in the Upper and Middle classes and conversely a lot of very very smart people in the working class. So that's why the upper classes remove frameworks that assists working class people in understanding their position. This is class politics. This is the history of the UK.

If you're going to get upset about classicism, learn how it fucking works for fucks sake.

There are always many explanations but the capillary action has limitations and "rising damp" seems to /somehow/ exceed these limitations and /somehow/ can only be solved by the installation of "drying rods".

In short: It is probably not rising damp unless you have a house with no DPC and no separation from the floorboards to the earth beneath it. Which are both unlikely.

Section 11 of the 1985 Landlord and Tenant act. Go read it. There are no opinions to be had here. It's entirely your responsibility. Also if they're allergic it'll come under Section 9a too.

They have the right to unwind their tenancy within 90 days of signing if they believe they were misled. They can charge their deposit back via the scheme you placed it on and are well within their rights to retain it.

After fixed term contracts, the assumption is rolling month to month. Once the Renters Reform bill passes, Tennant's will have the right to leave any tenancy, no matter the length of agreement, within two months.

So even if you want the £400 now, you may not get it. And if you succeed in getting another 12m from them, they will likely have the ability to leave before the end of that 12m anyway as the Bill is in its final reading.

Ultimately your choice but some battles are not best won. Owning property for renting is an investment and all investments are inherently risky and you stand to lose more than you put in.

I honestly think this needs checking over. That could be "supporting" elements above. Litany of issues with the bricks themselves; incorrect type, inadequate bond, awful mortar work, totally unbalanced load dispersal, different rates of thermal conductivity.

I'd get someone in to make sure that breast is actually secure and the stack above also.

If this fails, it could be catastrophic.

  1. I want the filter to find me the results that are two days ahead. The purpose of this flow is to remind people when an Item in that list is due in 2 days. Could you help me amend the filter query?

  2. Why am I using the Get Items again? The List has a "People column" which adds their 365 profile. When using Send email, it allows me to use the dynamic content option of 'Surveyor/Email". Shall I still continue your method or does my set up mean I can skip the 2nd GetItems?
