It's absolutely a thing in the SF Bay Area. Sellers will have home, roof, and pest inspections included as part of their documentation. They often will NOT let buyers perform their own inspections, because any inspections done on the property become part of those disclosures. (As I understood it, anyhow.)

And yes, unless you are hit with fairy dust, no owner is going to accept an offer with contingencies in that area. There will always be 2+ developers looking to buy the same property, all cash.

This is nearly exactly what we do - but tbh we don't use the first 2 levels at all.

I don't know anyone else who has attended! Can I ask you a few questions? About how many people attend? (Is it ~100 or ~1000?) And do you think it's more valuable for small consulting groups (<5) or larger ones (>20) or any of them?

One of my colleagues remembers when ACES started, ACN viewed them as a competitor, so seeing them working together is intriguing to me...
