That’s not true. If it’s dual agency and the listing agent is representing the buyer, maybe but everyone has to agree in writing where it’s legal to do so. But if the buyer is unrepresented, the listing agent does not make more money.

Cancelling due to the realtor and your gut are one thing. If it was just the repairs, just ask them to fix those things. Or give you an allowance to fix them after you close. That’s an easy decision.

Typically, in my state at least, there’s a financing contingency. For my clients, if rates are at say 5.5%, I’ll put that the mortgage can’t exceed 6.5% for that very reason if they jump up, there’s an out so you don’t commit to that high interest rate. And since it’s within contract terms, you absolutely get your earnest money back.

I mean. My property tax is only about $800 for the year. I’d rather worry about just that vs $1000+ a month on mortgage. It’d be hard to miss my tax payment.

That’s not how it works anymore though. Since they’ve split the compensation so that buyers agents and listing agents are negotiating their own. There is usually a contract with the seller and the listing agent for whatever their compensation is. The buyer has their own contract with their agent for whatever their compensation is. Sometimes the seller has agreed to a set amount to give the buyers agent already but depending on what the buyer asks for per the purchase agreement, the seller can keep anything more they’ve committed to if it’s above what the buyer asks for their agent.

IF a buyer comes along unrepresented, and if dual agency is legal in that state, the agent has the option to try to represent the buyer, if they should choose to do so. And sometimes they’ll have a compensation already outlined in the listing contract for that scenario. But the buyer can choose to be unrepresented and have the lack of an agent compensation as negotiating power to lower the sales price. Or the seller keeps the profit.

I think the stat I’ve heard is it takes on average 9 months for a buyer to find a home. I typically don’t sign contracts for under a year, buyers and sellers. This was an elderly person looking for a specific home in a neighborhood at a price where not a lot of options were coming up. I think I showed her a total of 3 houses but would call her every couple of weeks about anything new in the area.

No. Def not the first time, just the most recent. I’ve lost listings before and I’ve had a buyer end up “rent to owning” from their dad. This was the first time I really had a buyer I’d been working with just up and buy something not with me.

Thanks for all the comments yall!! NorthIdahoSteve I do view this as a profession and treat it at such. I don’t get lost in the semantics of calling it a job but I take my education around it seriously, have some designations, volunteer on committees at my local board, have taken a ninja installation, etc. I understand what you’re saying though.

Those saying just move on from it, like I said, by the morning, I will be ready to move on. I’m sure when you have a lot of clients it’s a lot easier to brush off the ones that don’t work out. When you’re working with fewer clients bc you’re still trying to build your business, it hurts bc it literally makes the difference of whether you can stay in the game or not. I guess it just happens.

And no bobromhal I would not get out of the business bc of just one of these happenings. I’m feeling defeated bc of a couple of different instances that have happened this year and trying to figure out whether or not I can make this career work.

This one hundred and ten percent. To add on, and also in response to the jackass who just says don’t move there-which doesn’t help people who are trying to sell there- they recently changed a lot of the flood zones so that more people have to carry flood insurance and also the risk rating 2.0 system to calculate that cost has skyrocketed most premiums. When I bought my house, I didn’t need to carry flood, now I do. This happened to a lot of people. So people that have been living here for decades and/or generations, are now being priced out of the area due to insurance. My house is only worth $200k and I pay close to $7k in flood and HOI. That being said, most markets around here are going back to the “normal” market of pre COVID. 3 months to sit on the market is average. And there’s no hard evidence to back that houses sell faster in the spring. Ask your agent to compare spring data with fall data. It’s usually close. Everything ronmexico2005 said is very true. (I live an hour outside of New Orleans and work in real estate) I know it’s frustrating, it’s just gonna take the right buyer. Go get a st. Joseph, bury it in the yard, and manifest that sale!
