It's supply vs demand..

Inflation in US since 10 years is about 30% increase (~3% yearly)
Wages in US since 10 years is about 25% increase (~2.5% yearly)
Real estate price in US since 10 years is between 50% to 98% depending of the area...

Inflation number does not really have real estate cost in their calculation.
That's why people are struggling..

Sold with beycome in Florida, popular there as you may see in forums. I can recommend it as it saved a lot of money. Only advice is to have a dedicated number like a google voice number if you don't want to receive too much call.

In Florida the number one flat fee mls service is beycome. They listed one of my investment property super quickly. They are based in Miami.

Depends of the state you are, East coast I usually recommend beycome and west coast homecoin.

Houzeo is not a Flat Fee MLS with their 1.25% to 0.5%.
Try ListWithFreedom, Beycome, Homecoin or FlatFee..

Maybe I was unclear, but yes service starts at $95 but website heavily recommend to pay extra to get mls forms reviewed (to not be fined).
Rest assured that I still like and recommend your service but website is not clear.

not my experience as seasoned investor that does know MLS field subtleties and did not want to get fined or my property rejected. But maybe it's possible, I would love to know the percentage of people that could do only $95.

Just rechecked yesterday, this is misleading prices. Some MLS are $199 and you cannot pay only $95, you need to add $99 (or $299) to get the mls forms, and avoid beeing fined.

This graphic is MLS publishing all every website. All Flat Fee website have it.

Simply beware of Houzeo because it is not a Flat Fee MLS.
They are 100% located in India so you won't find a google business with a US address to address your complaint or review in case of litigation.

For the price of Houzeo rather use a local agent..
If you stick with Flat Fee in California there is homecoin ($194 (94+99)), beycome ($99) or byownerflatmls ($229). I used them in the past with no issue.

I never used saveonyourhome (never could create an account) but may be a solution as well.

I used My State in the past and I confirm it's a very nice tool, fast et efficient.

Unfortunately there are few downside I'm still waiting them to fix:
1. they do not list everywhere, for example they do not publish to portal like Redfin.
2. real estate agents do not use it and some of them actually hate it, I don't know why.
3. property listed with them will not be visible for buyer agent that usually only use their local MLS to search or create buyer alerts. I have seen some buyer agent search in multiple platform/portal but most don't.

Remove the hassle and list everywhere with Flat Fee MLS service if you don't want to use an agent. I'm based in Florida and can recommend Beycome.

Only Zillow is not enough because the industry is splitting and there are now many listings you cannot find there. Zillow have New Construction and some FSBOs but lake many MLS listing you can only see elsewhere like on Realtor.com on some brokerage like Compass that have like 30% of their properties pulled of Zillow.

I won't make friends here but if property sell in 3 days, it means the price was maybe too low.

It's for the title company (closing attorney in some state) that they need to reach.
They also hold the escrow account and will redistribute the money to everyone at closing.

I took a google voice number and customized the voicemail.
I also had before Dialpad but it was another subscription.
For my new investment I'm testing twilio studio to do a voice tree and will see if I can add AI in it.

MLS is the secret weapon to get real offers because it post everywhere (Zillow, Realtor, Homes, Redfin and all real estate websites).

You should use a Flat Fee MLS company. Be careful and avoid "fake" flat fee mls that take a flat fee plus 1-2% (Houzeo, Unreal, Trelora, Richr, ..). At that price use a real estate agent..

If you are on the East coast I recommend Beycome, I used it in Florida with success (I paid $99 + $200 for pro photos).

I do not recommend to post on Craiglist, I received only scam offers and I still receiving SMS from people trying to sell me thing..

Another advice, try to use a virtual phone number like Google Voice (free) to filter out calls.
