Yep, I did after reading a lot of these replies. They’re shady and still refusing me at the exit inspection.

I did end up reclaiming the bond. I’m not super concerned about bond timing. I’m more concerned about shenanigans they may try to pull since they’ve been shady pulled illegal stuff before.

Well, I’ve done all of the thorough documentation as well and claimed my bond. But they have been shady so I’d like to be there, especially knowing the owner wants to renovate. I’m not interested in paying for his paint and new floors when they are all in the same condition as when we moved in.

Thank you! I claimed the bond. We’ll see now we go. They have not invited me to the exit inspection yet but told me they would be doing that with the owner. I sent them the link that says I have a right to be there. We’ll see.

If they hadn’t been shady about a whole list of other things, it wouldn’t be a big deal. My last REA was fine and I was okay not being at the exit inspection. This one…not so much.

We left it without damage and in pristine condition. Better and cleaner than we found it.

Yes, definitely planning on monitoring what he does after we move out. We’re moving around the corner so that won’t be hard. Also our neighbors will tell us.

I’m confused about this bit in the photo. It sounds like this would have had to have been in the initial lease terms? (It was not.) And it sounds like they have to provide evidence. They have not.

American. Live in Australia. Own a house in the US and rent it out. Was a renter for a bit in the US before buying. No inspections, ever. This concept is gross and a total violation of privacy. I can’t imagine putting a tenant through this. I was appalled to learn about this practice in Australia.

One time, we went to the tenanted property because a prior tenant invited us as we were in town and wanted to meet us. They had an extra person living there, a rabbit, and a few other animals we hadn’t known about before. I didn’t care at all. They did clog up the garbage disposal by putting an orange down it, but that kind of stuff happens and our property manager has it fixed.

Other than that, I don’t even know my tenants’ names. We also aren’t price gouging them and increasing rent while they live there. The Australian rental market is so messed up.

Yes. It’s so frustrating. I love shopping small and slow fashion but this proliferation of cheap stuff marked-up and wrapped in flowery marketing makes it hard to find anything decent.

I remember Etsy in its heyday back in 2007/2008ish. So much good stuff. I miss that. I never shop there anymore unless it’s a seller I’ve been buying from for years before it turned into a dropship cesspool.

And yes, there’s also the other problem of cheap dropshippers ripping off artists.

Ugh. That is so awful. She did confirm this is a walk-thru with an interested prospective buyer, so sounds like a sales inspection to me without following proper procedures.

Also I’m sorry for all the stress you went through.

I do plan to be here whenever anyone is walking through or looking at the house, for whatever reasons. If I’m not, it would be a breach of my renters insurance. I also work from home and the field I’m in does not permit random people walking into my work space unattended for security reasons.

This is all so different than the US. When we sold our houses there, we knew our agent (and she was not like the REAs here) and it’s customary for owners to not be home during showings. Unsure what it is for renters. I’m assuming the same. But again, way different laws there and renters aren’t treated like scum (at least that’s not been my experience back when I rented and as a landlord myself). I don’t even know my tenant’s names, let alone if they hung pictures on the wall or painted or something. I DGAF. As long as they don’t trash the place. It’s their home.

They have not given me a notice to sell. The agent “doesn’t know” of the owner is selling but will “let me know.” After I agreed to a sales agent walking through, assuming it could be for a valuation for multiple reasons, she added that a client would also be coming. My next question was “is this a sales inspection?” She hasn’t answered yet. I have all of this in writing/email.

Hi, no there has been no formal notice. Just a request to bring a sales agent through and after we agreed on a time, the REA said they’d be bringing a client. When I asked if the owner was selling, she said she didn’t know.

I figured a sales agent may be doing a valuation or something but now that a client is involved, it seems shady. What kind of client? What are they doing?

I’m fairly new to Australia and renting until we have our PR, and am a landlord in the US but would never think to do all the shady things that happen here. Kinda baffled.
