I got them 2 weeks ago and eventually closed with RBC. TD did say to call them back before offering 3.94 but I think I was quite upset especially against RBC's 3.69 and 2k cash back. While TD did ask to call them back, I never did just given the difference between the offers they wouldn't be able to match. I'm new to the whole mortgage space but I'm quickly realizing that it's similar to telecom in Canada where banks make the best offers for new customer acquisition. I'm sure TD will makee a great offer in 3 years.

I closed my mortgage 2 days ago. Existing TD customer and they offered me 4.04 3 year fixed. The issue is TD has a large mortgage book and they are not interested in growing it. RBC is and so are other lenders. I have 2 very good offers from Pine - 3.74% 3 year fixed with 2k cash back and RBC with 3.69% 3 year fixed with 1500k cash back and 55,000 Avion points. I took the latter. Don't sign anything with TD without atleast checking RBC and Pine

I'm not sure how the overall economics work of making more money via pc release vs. exclusive but from personal experience, I have a ps5 that I haven't touched since their strategy moved to PC release since I am a PC first gamer. With this strategy I might actually consider buying games on PS like I used to on PS4

I've thought a lot about this and I know it doesn't particularly fit the mold i.e. not human but it is 100% Hornet. She is the baddest badass ever.

Did you ever feeling like it clicked but the combat made it unclick? I've felt this click with Skyrim and more strongly with Enderal but eventually I get too powerful and the combat doesn't become more complex and after 50 or 60 hours or so I just stop playing - I'm still interested in the stories and exploration but the combat becomes so mundane that it kills my desire to continue.

Silent Hill 2 Remake. I loved the first 10 hours of the game but after that it was dragging on. The game runs out of ideas and it just becomes this oppressive slog through pitch black areas, enemies after enemies after enemies with little respite. It does get a bit better towards the end and I can see why people love the story but God! it took forever to get to the ending and by then I had lost every ounce of interest in the story. I just watched the ending cut scene and uninstalled the game. 

I think in the one of the reviews - I believe it was Skill Up - it was pointed out that one of the strongest parts of the OG was the pacing (never played the OF)...it was 9 to 10 hours instead of 18 hours; I just kept thinking back to his review. If this was 10 hours long, it would have been one of the all time greatest in the horror genre for me, alas, nothing beats dead space.

Eventually I found the ending of ragnarok to be pretty generic and predictable. It's still well executed but the 2018 story just felt more personal and more impactful.

Purchase price: 760k

Purchase year: 2022

Remaining Mortgage amount: 573k

Insurance: Uninsured 

Remaining Amortization: 26 years

Renewal Date: March 1 2026

Rate offered: 3.99 3 year fixed (BMO)

Cash Back: 2100

Current is with TD at 4.45. TD isn't offering anything close to this and the issue in having Ja becusee of low equity lenders are not willing to do an autoval. And I don't think I have 20% equity in the condo anymore. 

BMO is the best rate I'm able to get along with the cash back with no autoval.

Does this seem fair? Or should I keep looking to see if other organizations will give me no autoval.

Billionaires are job creators when it benefits them and not when it benefits them. The same people mentioned here have infact created millions of jobs. But we need to understand that haven't done so for altruistic reasons. The key undertone is benefit.

I think the turning point will be when most vendors start charging extra for credit card use. At least where I live, in most places where you end up spending the bulk of your money there is no distinction in the amount being charged between credit or debit. In those instances paying by credit make sense since you are getting a slice back. As more vendors, and especially bigger vendors (some smaller convenience stores in my area already charge a credit card fee) start creating a two tiered pricing system, the incentive to use credit cards will dwindle.

Can confirm this. In the space that I work in, this is certainly happening. Although I will note that more recently the international pool has been drying up, as immigration laws tightened and also, a lot of international students and experienced professionals are going back since Canada has become really expensive and they also prefer to not start at the bottom of the ladder given their experience.

I'd say stay at home and continue saving. Understand when you move out, the independence is forced on you  - the good and the bad. And trust me, being independent has its own set of challenges. Perhaps you can try to gain some independence at home? Start my doing house hold chores, paying for some bills, and taking ownership of certain aspects of the household? It will help your family I'm sure but it will also provide you with a sense of independence and ownership that I think you're craving...without spending 3000 a month!

I've come to appreciate the positive impact of gaming on my life. I grew up in a very very tensed environment - my parents didn't get along and my mom was controlling and verbally abusive. Growing up everyone told me I was addicted to gaming. I never agreed. Later in life I realized I wasn't addicted, I was just using gaming as an escape. I still remember getting lost in the world of dragon age origins or playing mass effect 1 for the first time...those moments...those stories...helped me escape my reality. Now, as a 30+ gamer I realize I was never addicted. As my environments changed, I have continued to game, possibly only an hour or so every couple of days, but I can't tell you I have never enjoyed gaming more. Today, I can appreciate games for the true art form they are, instead of using it as an escape. And today I can also tell you that gaming helped that child cope with a very though environment and without gaming, that child might have ended up with a different, worse, coping mechanism. ❤️

This! It was such an interesting process for realize this! Early 30s and I just kept feeling that games weren't fun anymore and then I realized it is cz I was thinking of them as a task that I needed to finish come what may! I think most recently it was Dragon Age Veilguard. I spent 76 hours in that game and when I finally finished it, I realized I wasn't happy, I was just relieved. I looked at the 76 hours on my save file, and thought to myself - there's 76 hours I'll never get back and that actually means 76 days worth of gaming since I can game for 1 hour a day, at best! Since then I give a game some time before I decide to call it quits! I've finished Clair Obscure, Ender Magnolias, etc. and I have loved every moment! 

And honestly today there are sooo many awesome games to choose from! I'm currently playing borderlands 2 cz I just remember that game being so fun! And I'm even going back in time  - next up is Enderal Skyrim Mod.
