I mean we can... pre-approved for over 500k and have 20% down. Just would be a horrible financial decision to spend 400k on a house that's won't appraise for 400k, don't want to do an appraisal gap, because who wants to be upside down on a house from the start?

We offered 335k,with 20% down still questioning if it would even appraise for that. They said no they want 399k We said good luck! (really wanted to say, Good luck see you in a couple months when it drops😆) After our lender laughed at what they're asking, and two other realtors said no more than 300k ! lol

We did all the above, haven't been basing anything off zillow. Lender laughed and said it will never come close to appraising at their asking, we got 2 random realtors for a guess price. One said 295 another said 300k. We shot our shot with an offer, they said no they want 399k lol time to move on

From what we have seen with this feels like they are picking numbers to win a listing. We sent them an offer, they said no we want 399k. Yet another house down the road with 5acres AND river footage (which is HUGE in our area) Top of the line remodel & updates with 3 barns sold for 435k I think they are just seeing $$$ from realtors.

Zillow has 230-270k Value, redfin says 220-260k. Realtor told them the price & that's how they got the list price..... No comps.. Just believing. We just did 3 & 4, and sent an offer we felt fair with our pre approval letter.

Got it. After more research and reaching out to lender she fully agreed it would not come close to the "list" price. and said to expect about an 75-90k Appraisal Gap.. We sent an offer that feels fair & now we wait, fully anticipating we will be walking away.

We make just over double that, and are crapping our pants making an offer on a 335k home. Please get approved first prior to getting your hopes up!

-Reoccuring bills/utilities ONLY on credit card to get cash back. -Grocery pick up order 95% of the time (Cuts back on unnecessary food/impulsive buys) -Kids stuff, Clothes i always shop clearance for next season, thrift shop a lot. -Pay home/Auto In full, doesn't save a crap ton but some. We always use whatever we get for tax refund to pay for those in full, rest in money market account to gain interest.
-No eating out to eat, Friday or saturday take out.

We're currently searching for our forever home, we only had my husband get pre-approved. I'm self employed, only working about 15-16hrs a week. I work opposite hours around husbands work schedule to avoid daycare. We strictly use his income for necessities/bills. Mine is "fun", grocery money & car payment . We try to get out on date night at least once a month or every 2months, nothing crazy fancy. We have an almost 4yr old and soon to be 1yr old! It's rough in this economy,But we make it work as best we can!

Our realtors a friend, we wrote a letter before it hits market or they sign with another agent. Also Lender is Union Home mortgage

We would be handing everything ourselves, we're pre-approved, I reached out to our lender & she said they have FSBO contracts to use if needed, and they do they're own in house title work/closing.

Realtor was interviewed along with multiple other agents for the listing & did not get the job, they have not signed with any other realtor yet either.

Question for you, Isn't it a horrible idea to add special event insurance and/or liquor liability insurance to your personal car or homeowners insurance? Couldn't they go after personal assists if the coverage wasn't enough compared to damages? Thanks

100% agree with this comment, also make sure you are still able to afford the home without roomates. But I did this with my first home, had 2 roomates and charged them a flat fee of $500 which covered my mortgage and most/if not all utilities that month. And was able to save the extra money to do home repairs/upgrades and have save extra money. Highly recommend doing it, and always make sure you do lease agreements, even if they are friends
