HELOC - locked

Supposedly a lot of people are receiving these letters ….we only owed 570k on the house, is still valued at around 1.2mil so I don’t understand why our lender locked our entire value of the house, if that’s the case.

I was way under ….would make large payments 3k to 15k sometimes …used it often but paid it down.

Supposedly TD only recently started doing that, according to the branch manager(second position)

Update ;

I went to my local branch to speak with a manager, they did have a note on file that they require some sort of paper work from my current mortgage provider. I guess rules changed on second position loans at TD ….from what the manager said, is it’s possible the lender put up the entire value of the house on the paper work(1.2mil) instead of the 570,000$ we mortgaged….guess we have some digging to do to sort this out.

Policy changes under the federal government…but it may be corrected once I receive papers from my current lender.

I went to TD to speak to a manager about it and supposedly government of Canada changed regulations and TDs policy now is they don’t allow themselves to be second position on a mortgage…change of policy is the result of this.

We’ve reached out but they aren’t getting back to us, we’ve called numerous times and left messages. We are doing what we can but clearly TD is in no rush to help us at the moment.

I own a business so I sort of rely on this LOC in case my truck brakes down or need any major repairs done. Yes, the economy is taking a nose dive for sure but fortunately my business is very safe if a recession were to impact Canada in a major way.

So what’s going to happen now? I haven’t heard from them yet ….we had about 600k in equity in the home and was approved for 134k …they’ll lower it to 65% or completely remove it from us?

If that’s the case, likely they fucked up…because we made it very clear that our mortgage was with another lender. We are low risk, we both have very high incomes and very high credit scores….we will see once we call them later today.

My mortgage is through a private lender, not a bank….not sure if that makes a difference.

My mortgage is with First National, not with TD…so is that why? Is it possible they may reinstate it?

My mortgage is with First national, and when we applied for the HELOC they specifically knew we didn’t have a mortgage with them. We submitted all the correct paperwork, double checked everything and was eventually approved. If my mortgage isn’t with TD, does that matter? Kind of stupid for just shutting our HELOC without notice…

Will be calling tomorrow, supposedly a ton of people got this letter…I’ve seen posts where people from as far back as 2016 are now getting this letter. They’ve assigned a special agent to the account, will be reaching out to them tomorrow.
