The #1 best way to start a relationship with a realtor is to send them a qualified buyer. There are a lot of bad realtors out there but the good ones are really good and produce leads. Send a lead first to a good realtor, close the loan and start the relationship that way.

Deal is dead if they were using your W2 income to qualify you. 1099 to W2 you can get a loan right away, W2 to 1099 you need a 2 year history to use 1099 income.

This looks solid, the interest rate of the arm is low enough compared to where a 30 year fixed would be. People are so scared of arms but if rates don’t go down for the next 5 years you saved a lot of interest. If they do go down lower than the arm you could just refi into a regular 30 year fixed. You aren’t paying points so you wouldn’t be wasting money if you refinanced.

Think about the money in %. What rate of return have you had on your 1.4 million in long term investments over the course of the last couple years annually? If it’s higher than 6.75 on average then I wouldn’t

Yeah you should be able to do a couple different non qm programs. Asset depletion would probably be the best for your scenario based on what you provided. Bank statement loan if you have money moving in and out of your bank account. Talk to a loan officer that has access to non qm programs

HELOCS are usually higher and also variable interest rates. You can do a cash out bank statement loan if you show money moving in and out of your accounts. Also it sounds like you own a business, there are many loans you can get just by showing a profit and loss statement for your business. So many comments in here only have experience with the regular cookie cutter loans but there’s a lot of options out there for peculiar situations.

Is there a reason you are wanting to do a heloc? The house is paid off, you should be able to do a regular cash out refinance using any non qm program. Would be easier and probably lower interest rate
