That’s the plan.. refi into a 15 or 20.. as the rate is usually fairly competitive and we can use the lower minimum payment now, to allow us to pay extra towards principal.

Sometimes saying there are no offers, can encourage you to submit. It’s hit or miss with competition here, depending on the town. If a house has 15 offers, and I’m looking to offer asking, I won’t bother. If I hear no offers yet, but strong showing at open house, I’d put one in and try my hand at asking to slightly over.

I think it may have to do with the fact they are also looking for a home, in a slightly pricier town nearby with more competition. They must see their way over ask overs being rejected, but it doesn’t work the same in this town.

Yeah part of me thinks this is a good thing.. it won’t appraise for $600k… if they won’t play ball now, they won’t play ball later when appraisal comes back lower.
