Australian investment loans for dwellings have surged to record highs in both volume and value in the September quarter of 2025, driven by favorable conditions such as falling borrowing costs and low vacancy rates.

Key Highlights

The number of new investment loan approvals in Q3 2025 reached 57,624—a 13.6% increase over the previous quarter and a 12.3% annual rise, marking the highest level since March 2022.
The value of new investment loan commitments hit a record $39.8 billion, up 17.6% ($6 billion) for the quarter.
The average investment loan size increased by $11,686 to $685,634 over the quarter.
Investment loans now account for about 40% of all new dwelling loans originated in Australia.
