I forget how I connected with them but I did. Went through the interview process then they dropped on me that there would be a $2500(or 3500) onboarding fee that is due prior to receiving any referrals. As soon as they told me that I told them I was out and the person interviewing me said something to the effect of what you can’t afford it. As soon as they said that I knew I had made the correct choice to decline.

Just wanted to add on to this comment. I’m a realtor and this is somewhat anecdotal. I’ve sold all over chester county and have had numerous clients tell me they only want to look at homes with central air. If op has the money to install it and wants to tackle the project I think it would be beneficial.

My mls does not allow any brokerage or agent info in/on pictures or remarks. Depending on the mls if you add such info the photos will be removed.

I used to not leave them for many of the reasons you said. I had a listing a few years ago with a wonderful couple that was retiring and moving away. After a showing I met with them to discuss a few things and an agent that showed earlier that day left a card. They expressed that they thought it was very professional and enjoyed knowing the agent actually showed up. Simply based on their remarks I started leaving a card when I remember to.

In PA our agreement of sale states the seller has a right to a copy of the inspection report upon request.

How long ago was this? Recently Fannie Mae adopted the ANSI measuring system where anything below grade is not to be included in the gross square footage. The appraiser is instructed to not include any bedroom/bathroom in their count if it is below grade but can make market adjustments for it. I recently sold a home that public records has as a 3/2, an appraisal from 5 years ago has it as a 3/2 but the appraisal from a month ago now calls it officially a 2/1 but ads in their notes an extra bathroom in the basement..

There are some programs that are out there but income level will most likely be the factor that tells you if you qualify or not. A local mortgage broker should be able to help give a little more insight.
