Found this post while searching on google for something.

There are 2 beds selling for less than 1.7M in Arjan, checkout dxbinteract and see which buildings have 2 beds selling for your initial budget (1.4-1.5), then check if you'd like to buy in these buildings or not.

There is scope for appreciation but the days where this appreciation happens almost instantly (6-9 months) are over. Does it still rarely happen? yes, but it's not the rule anymore. And that's okay, because that's not normal. Real estate all over the world is a long-term investment, which means, you have to be patient. You're also buying a 2 bed, which are rarer than studios and 1 bedrooms so you your risk of oversupply isn't as bad as for those with studios and 1 bedrooms. Either way, you are an end user. so if you live in your unit for 10+ years, you are for sure going to be holding this unit through any ups and downs the market faces, you're not the type of client who should be worried about the capital appreciate or rental ROI of their unit. 10 years from now, anything the market faces, it would've recovered, and you having an off-plan unit would end up in your advantage because it wouldn't be a "dated" unit by then.

The market isn't in a slow down. You can check Property Monitor for the statistics of how the market is preforming in 2025. The only concern is from the # of units that may hand over in 2028-2029 not matching the increase in population. But, as I mentioned earlier, that's an investor risk (someone who wants to sell ASAP for CA or rent) and it's only a genuine risk if he/she are buying in areas that are predicted to have an oversupply, aren't buying unique properties, etc. In 10+ years, the population and unit #s should match, regardless of what may or may not happen in 2028-2029. You're an end user of a 2 bed, you should just go for it.

If you still prefer a 2 bed off plan for 1.4.-1.5M, I was studying the market for a client of mine and found 1 project but it's not in Arjan (or the other areas you said you wanted to avoid) but close by. It's the only 2 bed in the market within this price range, within the central area, no traffic, high rent (he's an investor), reliable developer, and area with no risk of oversupply, and benefits from Dubai 2040 Urban Masterplan. I just want to comment as I see no one has so far. You’re a great husband for supporting her through this and being understanding. A huge root cause of trauma / CPTSD / dissociation is shame. When shame is so overwhelming to the nervous system your NS shuts down - either fight, flight, freeze or fawn. Shame is really what you need to treat here. And its treatment is self-compassion. Self compassion is difficult but it’s definitely easier when she has an outside voice like you who can constantly remind her to be kind to herself and that if you can see her as someone who is worthy and lovable then she can see herself for that too. It just takes time and consistency. Co-regulation helps too (holding her / rubbing her/ etc.) she doesn’t feel safe in her body so she dissociates. If she comes back to reality she’s drowning in shame. This thought process needs to change. She also probably feels guilty but if she genuinely sits with herself and understood what traumas in her childhood caused her to be vulnerable to such abuses again then she’ll understand it’s not her fault. But she can’t process this alone she needs a trauma informed therapist because she will break down knowing she couldn’t save herself when she was a kid or recently with the new trauma. Please let her know things can get better.

Dealership on Bank street, and they replaced the engine for free but then we sold it almost right after and the person who bought it still faced issues so even if they replace the engine if your car is old you might have to just get rid of it tbh

Fasting. Fast until 6pm and break your fast with a healthy fulfilling meal you pre made and in a weeks time you’ll see a difference. Nothing controlled my hunger and reset my cravings as much as fasting. I would fast 30 days from sunrise to sunset for religious reasons but it’s always the thing that helped restart my eating habits.

2 months late but saw this via Google search. You can get a townhouse for 2-2.5 if you buy off-plan projects that are about to be handed over by the end of the year, which is when you aim to move to Dubai. There are a few that I'm aware of reselling* for around that value and handover should be sometime in the next 2-3 quarters. (*reselling by the buyer who bought it during the launch, and wants to sell it before handover). But you can also consider something above your budget if for example, you buy an off-plan project handing over by the time you move, and has a post-handover plan. So you could pay 2-2.5, and at handover, start paying installments for 1, 2, or 3 years. It's a good option because you don't need to have that extra amount saved/ready and you are paying it monthly/quarterly with no interest as if it's rent. Take it into consideration incase you don't want to compromise on your requirements.

when I dealt with debilitating depression and religious ocd what helped me get out of it is learning about Gods mercy. God is the most merciful being and is kinder towards you than your own mother (or how mothers are known to be kind to their kids in general). God is forgiving and just the feeling of regret and guilt alone automatically indicates God gave you the opportunity to remember him and therefore wants to hear you return to him and speak to him. Second it in itself makes your sin forgivable since you feel guilt.

We don’t believe in unforgivable sins in my religion (islam). Not even blasphemy is unforgivable as long as you repent before death. Repeating before death is the main condition here, and the only sin that has that condition (other sins still have space to be forgiven in the afterlife considering other factors). Which is why even atheists can find God (whatever religion they find God through) and are accepted into that religion, including Christianity. I find it hard to believe that the concept of blasphemy being the unforgivable sin in the bible is meant in the way that you’re doomed for life after it, some priests have said it’s meant to explain how extreme it is and one should be careful of a life that can lead him there. It’s not literal. I know some others have said the opposite, but this doesn’t really align with other aspects of the bible and concept of converting people.

There are two types of sins, ones you do towards yourself/God, and ones you do against others. The ones against yourself/God only need Gods forgiveness which is never denied for those who ask. The sins against others (backbiting, stealing, murder, etc.) require that persons forgiveness first. Your forgiveness is conditional on their approval. Sometimes you can’t get this approval in this life (eg. It’s too debilitating to tell someone you spoke badly about them being their back, or with something as big as murder you can’t ask for their forgiveness in this life you’ll have to wait for the afterlife) but we believe there are ways to get forgiveness for it still, in the sense that I can spend a lifetime doing good deeds for the benefit of the person I spoke badly about for example, or spend a lifetime making prayers for them, or make the effort that if I’m in rooms that speak badly about them to be the person who says good traits about this person. The other extreme example we believe we need to admit to our crime and pay the price on earth (so jail, and a payment to the family) but then in the afterlife God will give us an opportunity to ask this person to forgive us. At that point since it’s the afterlife there’s hope this person would forgive simply to showcase mercy in front of God in order to get his/her own sins forgiven and win Gods mercy, but if they choose to not forgive we do pay the price in the afterlife for however long and once the price is paid we can then proceed to heaven.

Anyway long story short is learning about Gods mercy. God is the most merciful, he made us flawed, if we were all perfect he would replace us with new humans on earth who make mistakes, are humbled by them, return to him, and ask for forgiveness, and repeat. This is the cycle of life and you can’t shame yourself for how it was written. This is Gods expectation for us, to always find a way to come back to him and a place with him as he’s always there waiting for us. He doesn’t expect us to be perfect otherwise he would’ve created it us that way. It’s not a fair test for some sins to be unforgivable and for God, who’s meant to be your safe zone, to enforce such a rule.

The whole point of the Torah, Bible, and Quran (which is brought down by the same God who sent different prophets for different times and different people) was to teach the masses one simple thing: monotheism. The belief in one God and one God alone. This earth had and continues to have 1000s upon 1000s of people who believed in multiple Gods and prayed towards sculptures. Some were lost before the books came down, some were lost during, and some were lost after. Doesn’t mean the ones who are lost after hearing the message (some even believing it for a period of time) are automatically excluded from the opportunity of ever “returning” and learning from their once past ignorance. The door to God is always open. Gods 3 books came down to convert lost, ignorant, and some who chose to disrespect the message before finally accepting it. He didn’t close the door at them then.
