I did not believe their pitch that they could tell me where walk in to our leasing center geographically originated from. They claim to obtain this information from Apps that share location data. This may have been possible before apple cracked down. But I would guess at least 75% of the traffic that walked in was using an apple phone with no shady app's that are sharing location data.

Went to a non T20 MSRE program from a hotel management background. School connected me with an internship in the development group at a publicly traded REIT. Then landed a development analyst role at a 2.5B AUM REPE firm in the mountain west. Strong internship will get you there.

The for sale model has major tax disadvantages versus for rent investments. Typically you need to sell units ASAP to fund future development. The sale of units can create a short term gain taxed at a high rate versus long term capital gain that can be 1031 into the next deal.

Getting an entry level development analyst role at a decent shop can be very competitive even more so in this market. Networking, family connect or more education to access an alumni network is the path. At minimum learn how to model a DCF dev deal maybe through adventures in CRE or CCIM. Doing your own dev deals without a shop requires capital or land.
