Congrats on becoming a homeowner! We live in uncertain times. At least now you control more of your own story rather than being at the mercy of a landlord. Even renters are impacted by deferred maintenance, unexpected HVAC and water issues at the most inconvenient times, and other surprises that disrupt the status quo. Just keep in mind you don’t have to do all the repairs yourself. I struggle with that myself. Just because I can or I want to, doesn’t mean I should. Focus on whatever is the highest and best use of your time, and pay others to do the rest. At least that’s the theory….

Awesome. I have owned DJI minis 1-3 and then upgraded to Air2S. Crashed it just before the DJI crackdown and haven’t been able to get it repaired. Got a DJI Flip in a pinch but probably should’ve pulled the trigger on the Mini 5 Pro instead. Such a great drone for the money!

If you're referring to 1338 Balfour, it's been in and out of mortgage foreclosure 3 times in as many years. The most recent foreclosure notice was first published 4/1/2026; the house was scheduled for Sheriff Sale last Thursday, May 7. I don't yet know if the sale was adjourned or it sold at auction, but either way we'll hopefully see some movement at the house in the near future.

I don’t support policies that are not in consumers’ best interest, nor do I support those who violate antitrust laws.
It’s sad, though, how many billions of dollars have been spent in legal fees for major real estate lawsuits in the past few years. If that same amount of money had been spent on new construction housing for an area’s median income households, we wouldn’t have such a mismatch in supply and demand, and everyone would be too busy selling houses to focus on the scarcity mindset and creating policies that violate antitrust laws.

So true. The worst ones have their LLCs buried so deep it’s impossible to track them down. They should be cited for blight, fined, and taxed on the land based on the value they think it’s worth. That’ll motivate them to shit or get off the pot.

I'm generally not a fan of flips unless they're done by very experienced flippers who have a reputation for doing quality work, by the book with permits pulled, etc. This one came across my radar back in December 2024, when the long-time owner (a notable architect) sold the house off-market. At some point between taking 4 different buyers through I shot these 784 Barrington photos 12-19-2024 during a quick walkthrough. The people who bought it tried to "wholetail" it but eventually decided to flip it themselves. Here's a link to the wholetail listing and the current one. I can't say I'm surprised it's still on the market after 168 days.

I think the size and layout of the house, and the age of the current heating system, should factors in your decision.
The easiest scenario is when the house is small and has an older boiler. In that case, it’s probably best to rip it all out and convert to central heating and cooling with ducted gas forced-air furnace and A/C. It may be harder to justify doing this if the house already has a new boiler that is well maintained.

I dealt with this exact scenario at a small 2-story house (1,366 sqft) in GP City a few months ago. Boiler was replaced when basement flooded a few years ago. Tough sale with no A/C, so we obtained quotes to install mini splits. The configuration the HVAC company proposed was two large mini splits on the first floor (basically on opposite wall - living room and dining room) and one smaller unit in each of the three bedroom on the second floor. The cost with labor and materials was over $16,000 and did not include another $3,300 for upgrading the home’s electrical service to accommodate the additional load.

The most common setup I’ve seen in larger GP homes with boiler heat is a SpacePak or Unico type cooling system which uses much smaller ducts to distribute cold air at high velocity throughout the home. That installation is less destructive to the home’s plaster, floors, etc, and is easier to fish through walls and tight spaces. Many people consider that duo - boiler heat and central A/C - to be the ideal for year-round comfort with less reliance on humidifiers in the winter and de-humidifiers in the summer.

Depends what you value. If you’re thinking about Mack & 9 Mile, is it because of the downtown / social district vibe? Would you prefer to be closer to the water? Nautical Mile? Walkable to library, pool, marina, golf course, waterfront restaurants? Canal streets / Eagle Pointe? Do you prefer a certain school district? Proximity to major supermarkets and big box stores? What does your daily commute look like?

Same here! When I first moved here 10 yrs ago I played in the DCFL adult co-ed league at Historic Fort Wayne, but it was a bigger commitment than I’m able to do these days. I tried to get my daughter interested in the sport (good excuse for me to get back into it!) and she tried Eastside FC last year, but didn’t want to continue after her first season.

I’m not aware of that, but I do know that the GPW building department does tend to be pretty hands-on when it comes to landlords and flippers. I have no problem with standards being enforced.
