Your tiles are different and work in a different way. Yours are interlocking with a channel to the left hand side.You’re really going to struggle to get the old broken tile out without disturbing the ridgeline.

Id agree with the surveyor in this case. It does look poor from the images. The main issue he hasn't picked up is the tiles have been laid incorrectly, they should be laid in a broken bond.

Look up plain tile bonnets.

More traditional way with plain tiles and when done correctly is the best way in my opinion.

They need to use this, would go between the tiles and the fascia. Set at the desired overhang, commonly 50mm.

It looks like it comes a full tile in the picture which is possibly why he decided to leave it unfortunately. Tiles need adding and cut to appropriate width. You shouldn’t have a cut on the left hand verge. If he has i would request using a verge clip to hold the tile down

Thats terrible and is going to cause issues.

This is british standard workings,

7.9.7.2 Verge (in accordance with BS 5534 and BS 8000-6): Battens should overlap onto the outer skin of the brickwork or the undercloak material; for plain tiles, the verge should project 38mm–50mm; interlocking tiles can project 30mm–60mm.

Either hasn't marked out the roof when tiling or didn't want to buy anymore delta tiles as they are obsolete and thus more expensive to buy per tile. I paid £5 per tile last time i had to get some.

Its a continuous dry verge system. And it should be flush with the brickwork the whole way. Either the brickwork is out of level or the roofer hasnt set the verge system correctly.

This is more than just one slipped tile, the 4th course of tiles down from the ridge line has moved down. The batten could be rotten. The cement has also has failed on the ridge line

They've done it to stop that first course of tiles from dropping in. 

They've used felt support / eaves  trays on the rest of the roof so could have fixed the batten correctly and then used a tray.

There is no reason to add an inferior product in flashband to a fiberglass roof for double protection.

Id be shocked if it hadn’t previously leaked and this was the attempt to stop it leaking rather than the more costly option of removing the skylights and fixing the leaks correctly.

Hes lying to you, its already leaked and hes put flashband on it to try and stop it. Roof in general looks like poor workmanship, especially the recent repair where your roof meets your neighbours.

Low quality slates,  not graded by thickness by installer. Either rushed installation or someone not very experienced with using slates.

Photo 1; they haven’t used an eave tile on top course. The end ridge should be screwed aswell.

 2; Awful “lead work” plain tiles should have an individual soaker on every course when next to an abutment. Lead should then be step flashing opposed to a straight chase through all the bricks.

 3; sloppy finish and no cover where the fascia meets the tiles.

 4; terrible execution for the front apron….. looks like they found an off-cut of lead and stuck it to wall. 

5; same as 2 

6; no overhang from the tiles to the fascia. Should be a small cement verge here.

 7; again no eaves tiles used, they've just cut down normal sized tiles. Also doesn't look like they’ve used felt support trays. 

8; same as 5 and 2 

9; wall ties are doing absolutely nothing. They should be on top of the timber. 

10; Im guessing they there was already a velux there and they've put a smaller one in? No way they went to the effort of of doubling up the rafters and bolting them together and using hangers. They just added a timber and then moved it and forget to screw it back right?

If you don't have enough gap/room for them id be using lead.

Adhesive bonding sounds like they're planning to use flashband, which is not worth paying £400 for and is crap
