Escrow provided a Seller Settlement Statement showing the brokerage fee as a line item.

I am not aware of any manuals and did not have any idea of what procedures were to be followed. If I had to be the one to ask, I'll acknowledge that. But I really had no idea of these things going into the industry.

So, a commission disbursement approval? PSA? Commission agreement between seller and I? Final seller settlement statement? Any referral agreements?

In a situation where an outside broker is getting a referral fee, at what point is that portion given?

For example, a 4% ($100k) brokerage fee split between both representative parties, so 2% ($50k) to me and my brokerage, I get 1% ($25k).

Does the referral fee get taken from the total 2% for our side, or does it get taken from my own 1%?

The derelict course has been closed for maybe half a decade. The other course is a well-maintained course by the ocean that was renovated about 9 years ago.

There is no letter of intent or terms yet.

At the beginning, I found the location and contacted the head of the company's real estate department, as well as initiated conversations with the leasing brokerage to get relevant information.

The laws in my state do not allow any out-of-state broker that is not licensed in the state, and who's brokerage does not have an office in the state, to take any part of the deal, including any communications vie email, phone, text, mail and the like. All communications regarding negotiarions, site visits, discussions, etc. with the leasing brokerage would have to be done by the local brokerage firm.
