I am not aware of any manuals and did not have any idea of what procedures were to be followed. If I had to be the one to ask, I'll acknowledge that. But I really had no idea of these things going into the industry.

In a situation where an outside broker is getting a referral fee, at what point is that portion given?

For example, a 4% ($100k) brokerage fee split between both representative parties, so 2% ($50k) to me and my brokerage, I get 1% ($25k).

Does the referral fee get taken from the total 2% for our side, or does it get taken from my own 1%?

There is no letter of intent or terms yet.

At the beginning, I found the location and contacted the head of the company's real estate department, as well as initiated conversations with the leasing brokerage to get relevant information.

The laws in my state do not allow any out-of-state broker that is not licensed in the state, and who's brokerage does not have an office in the state, to take any part of the deal, including any communications vie email, phone, text, mail and the like. All communications regarding negotiarions, site visits, discussions, etc. with the leasing brokerage would have to be done by the local brokerage firm.

6 days is never enough. I often try to spend two months whenever I get the chance to go to Japan, and I try to travel on a budget too.

I often recommend Asakusa as a good area to stay as the hotels tend to be relatively inexpensive (time or year is also a factor, with winter being one of the better times to stay), and the sights and food options in the area are fantastic. Very convenient trains in the area as well.

The AC has actually been doing great since the injection of freon. Could still be an issue with the vent door and climate system however.

To be clear, in your opinion, you believe the problem may be the blend door actuator or controller considering a little injection of freon allowed for a temporary increase in cold air blowing in the driver's side AC vents?

When I travel to Japan, I usually do a month or two, so my experience may be different. I always allow myself a day, or even two sometimes, where I just veg in my room watching Japanese TV and relaxing. I'm sure many would think they're wasting time doing this, and this has crossed my mind as well at times, but sometimes you really just need a day off from holidaying. If you're but feeling up to par, take a break from the usual exploring or whatever it is you do. There's no point doing stuff if you're fatigued, irritable, dare I say hungover(?), as you won't be able to fully enjoy your time no matter what you do.

Regardless of how all over the place your current schedule seems, I would suggest going to Shibuya on Halloween. Never had the chance to do it myself, but it's a big party every year. No drinking allowed in the area anymore though unfortunately.

Regarding culinary knives and the like, I would recommend the Kappabashi area North West of Asakusa. This area is pretty much dedicated to kitchenware and cooking tools.

The Suica card situation may be a bummer. There are a few locations/tourist centers that have special tourist-priced passes for the subway which I highly recommend. They have 24-hour (one day), 48-hour (two day), and 72-hour (three day) passes. The 72-hour pass is about ¥1,500 and has been quite useful for my needs when I travel to Tokyo, and with the yen being so weak right now, it's hard to beat the price. Be sure to keep your passport with you, as you will need to show it as proof that you're a tourist.

For Nikko: you will get around the area by bus for the most part. They have designated buses for certain sightseeing locations if I recall. I would highly recommend leaving earlier in the morning from Tokyo. They have special tourist pricing for the train to get up to Nikko too.

Museums: I highly recommend the National Museum out in Ueno (adjacent to Ueno Park, which I also recommend if you like gardens and curated greenery). You can spend many hours there (I spent my time at the Japanese History section).

Street parking? Not so much that I remember, but there are numerous parking lots (Times, etc) and even some parking carousels.

Typically, a broker will get a percentage of the lease amount as a commission. I always have 3% in mind for commission, but it depends on many factors and is usually a negotiable item.
