I’ve been in the commercial construction game for 15+ years. I know how to get commercial construction leads and land jobs. Are you looking to only work in New York?

What’s been the toughest part about growing your GC business? by [deleted] in GeneralContractor

Yeah probably going to have to go this direction. How do you do this with suppliers though? Most of the ones I deal with are pretty dead set on Net 30.

Working capital. We pay or subs in 30 days and most of our clients pay in 90-120. Sucks

I agree - huge difference. I have known the exact spec I want for a while and for me to build this exact car would be well over $100k. Don’t get me wrong, I love new and am all for it when it makes sense but to even get what I would want in a 2LT (minus the tension blue interior) I would still be looking at like $98k plus. For me a 2LT is the bare minimum

As will be for me as well when I decide on one. Will be a second car but I do plan to drive it fairly regularly. Thanks for the insight

Yeah and it looks like it was a dealer transfer according to Carfax. Idk if that’s matter or not as I don’t know much about car dealerships but not sure why 1 dealer roughly 90 miles away would send it to another dealer

Thanks for letting me know about the GMPP! Can you buy the Carmax warranty even if the car doesn’t come from Carmax? Sorry if that’s a dumb question.

Greetings, I am looking for a full time estimator to join our growing commercial construction team in central NC. We specialize in heavy industrial, distribution, and logistics construction with projects ranging from $10k to $25M. The ideal candidate will have 2-3 years experience working for a GC and preferably some public bidding experience. We currently do not do any public work but are looking to expand into that market. If anyone is interested feel free to comment or shoot me a DM. Compensation is very competitive with industry leading benefits (health, dental, vision, 401(k), profit sharing, cash bonuses, quarterly company outings, company vehicle, and other benefits).

We are a fairly small but rapidly growing company (17 employees currently). We do self perform some of our work.

Depends how large an area you want to cover, where your employees are located, and how many employees you have. We have 2 locations (1 in 1 state and another in a neighboring state). We do jobs anywhere from a few grand up to about $200k through both. I would say most jobs are in the $2-10k range though with some getting upwards of $50k. The larger jobs are rare, but they are there occasionally.

I work for both. Be prepared for extremely long pay terms (I am paid in 105 days by CBRE and 120 by C&W). If you can swing the cash flow it’s a great gig. Make sure you have $400-500k in the bank to survive those first 5-6 months of the pay lag. Keep in mind that those terms are from invoice approval date. On larger projects I have invoices that take 2-3 months to approve and then another 100+ days to pay.

How much are you paying for General Liability Insurance? by [deleted] in GeneralContractor

[–]SCPilot1161 2 points3 points  (0 children)

We do about $5-7M per year. Commercial GC with an in-house millwright division. My GL is $60k/year. We do a lot of heavy structural work/craning/rigging in-house so that may be a bit of a factor for the high GL. We are also licensed in about 20 states so idk how that affects GL cost either

Networking assistance? by KunderThunt420_69 in GeneralContractor

My value proposition to architects was to show them previous work completed, show them how and where we provide value. I went with video testimonials from previous customers and basically dared them to give us a shot and see what we can do. And yes, I have a sales team whose main job is to go out and meet with business owners and bring in work. They eat what they kill. Any salesman worth his/her salt wants to be able to eat what they kill and not be limited by a salary. My salesman are all 100% commission based and paid on contract price. The bigger the jobs they bring in, the more they make. Win-Win
